roll up, roll up, Southbank's mega-cluster continues in earnest with the latest proposal. Funnily enough by the same developer which is doing, the now U/C, Prima-Pearl right next door.

will update once we get clearer renders and more info (276m quoted on OzScrapers, but that may be the height above sea level. Eureka is 3m above sea level so this one could be 273m).

Damn, and Canada hit 72 storeys in 1973 and has not gone higher since (excepting CN tower).

Is there something sacrosanct about Eureka ? Does Melbourne have a height cap of 275m ?

There's a quasi-height limit on Southbank of 300m. Eureka's ground level is 2.7m above sea level (the Yarra etc) and the tower height is 297.3m.

I say quasi as height "limits" can be exceeded if the design is "exemplary" [which is subjective], but afaik the planning overlays in the Capital City Zone (the CBD + Southbank basically) allow this.

No-one's pushed it as yet, but the last remaining site where this could happen is, funnily enough, directly infront of Eureka :haha:

^ in the above pic, the three low-rise campuses (Which were some of the original offices onm Southbank from 15-20 or so years ago) + a multi-level car park just behind them (where most of us took construction update pics of Eureka way back when!) could theoretically consolidated and an enormous tower the size of Eureka (or taller) built on top ;)

the funny thing about this one is it's the same developer as Prima-Pearl which is 254m tall. On OzScrapers a few pissed off buyers of Prima apartments are already bemoaning being duped by sales staff that the site couldn't have something like this proposal built on it - which is total bullshit as it's all the same zone and everything's fair game as the height limit so close to the river is mute - which is the southern bank of the river cannot be overshadowed in the middle of July (remembering the sun is in the northern sky down here, and the tower is on the southern bank of the river already ;)). furthermore, a tower like Rialto couldn't be built in the lower CBD in this day and age owing to that restriction (Which came into force after Rialto and Optus on Collins Street (which is the other tower which overshadows in the middle of July at the moment).

to be fair to First Canucker Place, it's an office with no doubt (if it's the same in Canada as Australia) ~4m floor to ceiling heights. Resi towers here are generally ~3m floor to ceiling (~2.5m from floor to the "ceiling" we'd see inside an apartment + 0.5m of ducts/electrical and what not).

The nimby's are bitching about the 8m setback between the towers. Their body corp has formed a subcommitte to oppose this tower.

Their claims are ridiculous - suburban houses and many many many many 3-4 level apartment buildings have much less of a setback - in some cases only 1-2 metres.

But more importantly, we've since had another(!) application lodged on the same bloody block around 200m!!

SOUTHBANK could soon be the precinct that skyscrapers killed, residents fear, with planning applications lodged for three giant towers - one almost as tall as Eureka Tower, Melbourne's tallest building.

Planning applications have been lodged in recent weeks for a 71-storey tower with 592 apartments and 566 car parking spaces at the site of the Queensbridge Hotel, Southbank.

The proposed Queensbridge Tower would be the second-tallest building in Melbourne at 275 metres.

A stone's throw away at 25 Queens Bridge Street, an application has been lodged for a 66-storey mixed-use development and at nearby 54-56 Clarke Street an application has been lodged for a 56-storey mixed-use development.

if rejected my guess is the architetcs may turn it into a kidney providing increased separation between both towers, but this one seems to be a no-brainer for approval

The minimum setback from FwP is 8m but is measured to the tangent of the midpoint of the arc falling away to a maximum setback of 13.6m (at an average setback of ~11.2m). This is well beyond the 9m overlooking rescode requirement.

Second-tallest skyscraper heralds high-rise era for Melbourne

A NEW era of super skyscrapers has started in Melbourne with approval for the city's second-tallest tower.

A decade after Eureka Tower opened, a soaring 276m skyscraper will rise on the Queensbridge Hotel site at Southbank.

And Planning Minister Matthew Guy says more are on the way.

The 71-storey, $274 million Queensbridge development will be just 21m shorter than the nearby Eureka Tower, making it the third-tallest building in Australia.

It will boast 592 luxury apartments and a ground-floor mezzanine retail area.

Made of three platinum and silver glass cylinders, the tower will dwarf the 200m, 62-floor Freshwater Place building next door - angering of many Freshwater residents.

They will lose much of their view, despite Mr Guy increasing the proposed distance between the two towers to 10m.

Mr Guy said the Queensbridge development underlined what Melbourne's building future should be.

"I want architectural excellence and height," he said. "I want buildings that inspire Victorians. If this can be done in the right place, and with beauty, then the sky's the limit.

"I want skyscrapers in the enlarged CBD. That's where they belong." :banana:

The Schiavello Group, which won approval for the Queensbridge Tower, is also building the 250m, 67-storey Prima Pearl Tower next door.

Another 226m tower at 70 Southbank Boulevard has been approved, while a 250m tower at 23 Queensbridge St is being considered.

Mr Guy said approval for the Queensbridge development stipulated it must be completed within six years.

The project is expected to create more than 800 jobs during construction and in ongoing retail.

Real Estate Institute of Victoria spokesman Robert Larocca said planning approval was only half the battle. Schiavello had to pre-sell enough apartments to commence building.

"When you look around Melbourne, people are clearly buying these places. We are going to need housing into the future, and this is how a lot of it is going to be delivered," he said.

Wow, that is a great looking tower. I think it was noted earlier in the thread, but it reminds me a lot of an updated version of Lake Point Tower in Chicago. I have to say though, it sure is close to Freshwater Place which in itself is pretty new.

Yeah it's close, but look at how they developed FWP - the tower is on the property boundary.

anyone got $250k for a deposit for me? untouchable northerly views from this tower!
