To give an idea of the potential, this is the AVA Highline:
http://www.cityrealty.com/graphics/p...5.01.photo.jpg http://www.cityrealty.com/graphics/p...5.01.photo.jpg Being larger then this is pretty big for the neighborhood. Might be larger as a whole if they decide to go commercial, especially if its Class-A space, but if its residential, eclipsing the AVA will stun a couple of residents. |
Any height limits in the area? While I'm not expecting anything taller than 700 feet to go up in Chelsea even in my wildest dreams, would it be reasonable to expect something in the 500ft range?
|
That could be seen as reasonable. I'm thinking something in the 500 foot range. It is a large site, so I'm curious on how they are going to use the development rights. Could be tall, or it could be bulky and wide; similar to the AVA highline.
|
HFZ paid over $800 million for the site, which may be the highest price ever paid for a residential development site anywhere.
And they promised something iconic and architecturally significant, so I have very high expectations for the site. With the amount they paid, they will definitely shoot for a superluxury tower. |

Edit: http://online.wsj.com/articles/new-y...ine-1417042890 Wall Street Journal saids 800 million. Real Deal was off by 20% depending if we go by the lower range but they where somewhat close; well, the insider who told them at least was close. At more than a $1000 a square foot, its about that. ^you know, apartments for normal folks, where prices start at just under 4 million dollars.
|
That is normal folk in Manhattan. Actually, 4 million is like nada. Your not rich unless your net worth is 10 million plus. Back in the day, a million was enough, but some consider wealthy to be 10 million or more. For the 57th crowd, eh, if you have 10 million, your in extreme poverty compared to the billionaires there.
A side note: Two months later... the title still hasn't been changed for this thread. :( |
We have:
1) 28 Floor tower 2) 38 floor tower 3) 300 units 4) 1 tower = 400 feet |

The other one- 300 feet Quote:

It will be interesting to see what BIG comes up with! |
I know it was just some humor. But yeah I would expect something nice for the site.
Even with the pricing, there will be waiting lines. Its amazing to think that such prices can actually cause people to complete for units. That's the reality of Manhattan. Build a tower with units ranging from 1 - 10 million, and it will sell like hot cakes. And the tower doesn't even have to be nice for units to sell. People will buy them because its all about location. |

I'd place this project right next to Ingels Pyramid in terms of design. Its quite a stunner based on the renderings and a project that even in its short height, will stand out among the barrage of projects.
Its as the architect drew influence from Escher's work. At least in terms of the renderings above with the optical illusion pasterns. http://pre01.deviantart.net/9aaf/th/...an-d3gcx68.png Credit: http://clipartzebra.com/cat/11/escher-01.html |

aww, yeah i was expecting this to happen.
the new renders seem to dumb it down to ordinary. and after american copper bldg, are skybridges now a thing??? it's still just preliminary renders though, so we will see. if we get anything like that view from the highline from the earlier renders and also retail at the base for us neighborhood non-residents like restaurants or shops or something i will be satisfied. that empty lot has long been an eyesore. |
