Daniels Corp. presented updated plans for the proposal at 21 Widmer Street at Councillor Vaughan's King-Spadina Development meeting January 20. The updated plans include a 44-storey, 445 unit building (38 storeys + 6 storey podium).

Numerous changes have been made to the design of the project since the preliminary report was filed in March 2008, in part based on feedback from a charrette that was held on this block, which also contains the TIFF Bell Lightbox (which is under construction) and a proposal by Pinnacle International.

A block plan was developed as a result of the charrette, which recommended greater special separation of the towers in each of the proposals, developing the laneways between projects as pedestrian-friendly spaces, creating mid-block pedestrian connectivity, and connected service areas for the parking, loading and garbage of the buildings. The point tower has been redesigned to be concave on the north façade, with notches in the design on the north-west corner. This replaces the former proposal where the entire tower had a concave shape. The podium will follow the same height as the podium of the TIFF building to the south, and will have articulated masonry panels similar to the renovated Royal Conservatory of Music on Bloor Street to fit with the warehouse character of the area. There will be a glass façade on the ground-level Artscape performance space to allow visibility into the building, similar to the National Ballet School on Jarvis Street.

As part of the community benefits that would be provided as part of this proposal, Artscape will have 6000 square feet of performance space. They are also aiming for 10 per cent to be 3-bedroom units, which would be 44-45 units. They would also like to provide affordable home ownership options via Habitat for Humanity.

Questions were raised about whether the Corned Beef House at the north-west corner of the site could be included in the proposal in the future. Councillor Vaughan indicated that several parties have tried to contact the property owner about the possibility of purchasing the property, but she was not willing to do so. Councillor Vaughan said that he has requested Daniels to design the building with knockout panels so that a hard park could be created at that corner if this property became available in the future.

Not a pretty tower. But the entertainment district has some nasty parking lots.

Coldrsx Mar 15, 2011 3:53 AM

Tower is a little dated and 'been done' but the podium is equally meh as it interests me.

caltrane74 Mar 15, 2011 9:47 AM

This one has no merit for the fact it is a "Parking Lot Buster".

And yes, there are way to many parking lots in the Entertainment District, and I personally would like to see them all replaced by 40 to 50 storey condo towers.
Funny enough, that is basically what is happening. I just hope the area can maintain and improve its hip vibe. Another positive development would be for some wider sidewalks, that area is way to crowded. Thank God John St. might go pedestrian only.

Urban Toronto recently ventured down to The Daniels Corporation’s Cinema Tower construction site for a visit. We caught both excavation and concrete pouring in progress.

Here is how the site looked on March 30th. Excavation is still taking place in the back left corner, but we’ll turn our attention to foundation pouring first. See those concrete mixer trucks on either side of the crane up at the surface…

A worker waits by the edge of the foundation pit

The foundation pit extends deeper into the bedrock than the lower basement garage levels. The pit will be filled with concrete and reinforcing steel rods, and will act as an anchor at the base of the tower’s central core and its elevator shafts

The bucket is lowered sufficiently close to the worker, who then pulls down on the extending bar which opens the trap closure at the bottom of the bucket

Many buckets will be needed to fill the pit.

The bucket is quickly hoisted back to the surface for a refill. Meanwhile, in the lower right corner, we see a shovel still excavating the east side of the site.

http://urbantoronto.ca/picoftheday/i...wrP1210033.jpg
Craig White

The shovel is operating at the end of a wall of soldier piles, lagging, and braces. Soldier piles are long steel I-beams which are driven into ground at regular intervals. As the excavation of the pit progresses, timber lagging is slotted between the soldier piles to hold back the earth behind them. Braces are added to keep the wall standing until it is naturally braced by the newly built concrete walls and floors of the basement levels.

http://urbantoronto.ca/picoftheday/i...wrP1210057.jpg
Craig White

The shovel removes earth and rock from around a diagonal brace. Excavation around these braces is tricky and time consuming.

http://urbantoronto.ca/picoftheday/i...wrP1210058.jpg
Craig White

Behind the shovel is another type of wall: this caisson wall is made up of interlocking columns of concrete. It is braced by tie-backs, which steel wire ropes anchored to the bedrock in behind. This type of wall where the bracing does not protrude into the pit makes for easier excavation, but it requires an easement under the adjacent property when excavation extends to the property line. Besides securing an agreement with the abutting owner, soil and rock conditions behind the wall must be stable.

We are back a week later, thanks to Red Mars. The excavation of the pit is virtually complete, other than the access ramp itself. Shovels are now put to work to remove it.

Red Mars

Another three days later, thanks to Jasonzed we see that most of the ramp has been removed. When the excavation is complete the shovels will be hoisted from the pit by the crane.

Urban Toronto will return often to the Cinema Tower site during its construction to tell you more about the process of creating a new building.

I support the removal of the above ground parking as it's a waste of space and could be used for more units, retail and etc. Why do you need a car when you are in walking distance of things?

Wow! I know I posted pictures and everything but I thought they were still excavating the dirt out of the pit. This building is along with the Pinnacle Tower in the entertainment district is helping push the city downtown core west of University Towards Spadina, same has along the waterfront. Also building depth for the skyline.

Insane density coming to this block. Cinema + Festival Tower + Pinnacle = approx. 1,500 units, within one city block. Pretty unreal.
