Clarksville Tennessee Development
I am starting a Clarksville thread as there are some interesting things going on in Tennessee's 5th largest city. Some pertinent facts about Clarksville that may surprise you.... :yes:
It is the home of Austin Peay State University, the fastest growing University in the state with big plans for expansion. Austin Peay currently has about 10,000 students. The city includes Fort Campbell, home of the 101st Screaming Eagles Airborne, in it's region which is a large economic engine and source of population growth as soldiers retire and come back to Clarksville to live. The City is only a one hour, 50 mile drive from Nashville and all it's attractions but is not included in the Consolidated Metropolitan Area of Nashville. The City is in the middle of a Karst region meaning there are many sinkholes and cave in the area making large scale construction very challenging. I absolutely love Clarksville's downtown, so I'm generally intrigued on the development going on there. Love the sports radio show there.

Apparently, the University is serious about acquisition of the property as they have already prepared some conceptual plans for development. The subject parcels are on the south side of College Street (top and left in the picture). Downtown Clarksville is at top center. :tup: |

I would think minor league baseball or hockey would do well there- Jackson with a much smaller population (around 65,000?) has had a Double A team since 1998. Also close to a much larger market with Memphis 80 miles away (a little farther than Nashville-Clarksville). I'm surprised Clarksville hasn't had more amenities like this already. |
I always assumed Austin Peay was in Austin, Texas.

The City of Clarksville has a Civic Square under construction in the downtown area which will provide much needed park space and allow for community events and gatherings.

The City, through it's 501c3, non-profit, volunteer civic improvement organization, Two Rivers Company (TRC) has proposed an urban apartment block for the downtown area.

The City of Clarksville is pushing forward, a proposal to encourage the building of a large hotel (200+ rooms) with over 40,000 sf of meeting space capable of holding over a thousand people. From the Clarksville Leaf Chronicle...

Hopefully the arena proposed by the county downtown will come to being some day soon and help accommodate larger events (more on that later). |

Montgomery County officials have revealed renderings for a proposed $105 million multi-purpose events center which would include an arena for professional hockey and basketball. Not many details were given.

Austin Peay built this beautiful football stadium four years ago. https://live.staticflickr.com/65535/...eb288abb_z.jpg When the $17 million facility was proposed, the team was mired in 30 years of mediocrity including the 'one win in four years' streak as the stadium was being built. But amazingly, as the coaches showed potential recruits the plans, interest among a higher class of talent became attracted to the promise of a stronger commitment to football by the University and signed up to play. Indeed the program had what was rated the number one class of incoming recruits in the FCS division one year and has been top five in the recruiting rankings in the other years. They even recruited a four star quarterback (who is injured) . The recruiting efforts have yielded great success on the field as Peay has had three consecutive winning seasons including the 9 win 3 loss current season which just ended with Peay winning the OVC championship and automatically qualifying for the FCS championship playoffs. The point of this is to illustrate what the impact of having an awesome facility like this can do for a program. I have been there and it is pound for pound one of the best stadiums I have been to for comfort, concessions and rest rooms. It has luxury suites, club seats and chairback seats in some sections, It 'only' seats 10,000, including the rehab of the eastside bleachers (not shown), but it is packed almost every game. There is a very good sports atmosphere. And there are state of the art weight rooms, dressing rooms, cafeteria, coaches offices and alumni meeting rooms in the facility. It is a success story some other universities should take note of. Let's go Peay!! :fireworks: |

I don't mean to rain on Clarksville's parade, but to be fair, both of those rankings above were based almost exclusively on how easy it is to become a homeowner and nothing else lol... but still, good for Clarksville! I'm glad they are getting positive press.
