After discovering greener pastures on the north shore of the Bay of Islands, a German family is bringing 60 condominiums to the town of Meadows.

"The site was the last piece of land on the north shore with the beach and ocean access required, and is the ideal location for their clientele."

“The other reason people come to Newfoundland is the low rate of crime, it is very important,” he said. “You go to the United States and you can’t leave your kids to run around freely. That unfortunately is something a lot of people in Europe and the United States don’t experience anymore.”

Phase 1 is expected to begin in May with the first 12 apartments and the recreation centre — consisting of a recreation area, administrative offices, restaurant, pool, sauna, spa, gym, and a small convenience store — completed and ready for accommodating in January of 2008.

There seems to be a a lot of German investment in resorts in Atlantic Canada
lately.

Good to see. I was in the Corner Brook area (Deer Lake, to be exact) for most of March. The terrain around Corner Brook is fantastic.

I am not too familiar with similar resort type developments in the Maritimes. I'd like to know more about that, as it's an interesting subject. Can anyone provide more info on this?

^The terrain around CB and Western Nfld is quite beautiful, but they are also pushing the quality of lifestyle as well.
Tis area also has the Humber Valley Resort: http://www.humbervalley.com/
From what I have seen, the architecture is vastly superior to anything I have seen built in the city of St.John's.

I don't have any info on it, but there's a 300 million dollar resort being built in Cape Breton in Louisburg by German investors. It sounds somewhat similar to the one you mention above.

Smevo Apr 15, 2007 10:41 PM

There's a real-estate business running in CB that caters to the German market. They're buying up a lot of the waterfront property on the island, especially around the Bras D'Or Lake. The Louisbourg golf resort/upscale housing project is also financed by a German real-estate company (I can't remember if it's the same one). I know there are similar trends, at least on the single family home level, happening throughout rural mainland NS. I'll try to find the company name and edit it in here.

Edit: Ah yes, Cape Breton Island Developers (I think they also run the real estate company marketing the land to prospective buyers from Germany). I don't know how to link to a specific post, but it's mentioned in the Sydney Developments thread...post 18.

This is true there has been a lot of German investment down a long the south shore for quite a few years now. They have bought up a lot of land.

Timberland Golf Resort

Another new golf resort, Timberland, will be built in Western Newfoundland, located at Pasadena, near Corner Brook.

Quote:

With newspaper advertisements running regularly for general labourers, excavator operators, a project manager and an office manager, the developer of Timberland Golf Resort hopes to break ground on the project later this month.

Timberland, which is being developed by Brian Pike just east of Pasadena along the Trans-Canada Highway, will eventually feature 337 luxury executive homes and an 18-hole golf course over 700 acres of prime Humber Valley property.

If all goes well, the first golfer should be teeing up on the back nine by mid-summer 2009.

Timberland’s primary market is Europe and an office has been opened in the United Kingdom.

^sounds good. I'm guessing that, even moreso than CB, Newfoundland has been vastly underutilizing it's golf-course potential. I could see someone planning a couple new world-class courses on the island in the relatively near future. I admit though, I know nothing about golf courses on NL.

Stephenville NL Abandoned Mill Demolition

Demolition of abandoned newsprint mill in Stephenville, western Newfoundland.

Blast of the past: Crews demolish buildings at vacated mill
Last Updated: Monday, June 2, 2008 | 11:23 AM NT CBC News

A boiler and nearby smokestack toppled within seconds of one another Monday morning at the old Stephenville newsprint mill. (CBC)
A demolition crew used explosives Monday to flatten several large structures at an abandoned newsprint mill in western Newfoundland.

Within seconds, a 75-metre smokestack and an adjacent 55-metre boiler tumbled to the ground at the old Abitibi-Consolidated newsprint mill in Stephenville. Moments later, huge concrete storage bins tumbled to the ground.

"It was quite a spectacular sight," CBC videojournalist Doug Greer said.

Abitibi-Consolidated decided to close the troubled mill in December 2005, when it also shut down a mill in Kenora, Ont. About 300 full-time and part-time Newfoundland employees lost their main source of income.

Abitibi — which has since merged with a former rival to form AbitibiBowater — applied in 2006 to decommisison the decades-old mill site, which was first established as a government-sponsored linerboard mill.

By the time the debris is cleared in August, only an office and a storage area will be left standing at the mill.

"By this time next year, it's expected that the site will be returned to its green field status. It'll be like there had never been a paper mill there," Greer said

Although Stephenville residents had feared a sharp economic blow from the mill's closing, the regional economy has been weathering the storm. Many skilled labourers have remained in the town and commute to jobs in Alberta, while others found jobs nearby.
http://www.cbc.ca/canada/newfoundlan...ill-blast.html

Stephenville is the home of the former Harmon Airforce Base, built by the USA in 1941. The base was closed in 1966.
http://en.wikipedia.org/wiki/Ernest_...Air_Force_Base

The mill was built in 1973, and later taken over by Abitibi-Price in 1978.

Quote:

Some of the structures at the Stephenville mill site hadn't been used for more than three decades, but a blast early Monday morning reduced them to rubble and changed the landscape of Stephenville forever.

For people who drive into Stephenville via Route 490, the familiar smoke stack, recovery boiler tower and large concrete holding tanks will be seen no more as they near the Welcome to Stephenville sign located on Indian Head Mountain Range.

Blasting of these structures took place shortly after 6 a.m. Monday and, despite the short time to bring them down, preparation work took a lot longer.

Mel Dean, site manager of the now Abitibi-Bowater property, said planning for the project was in the works about four months and onsite work had taken place for the last three weeks.

The familiar red and white smoke stack. measuring 250 feet in height, was the first structure to be blasted. The 180-foot recovery boiler tower was blasted just eight seconds later. Two of the 96-foot high concrete silo tanks were blasted simultaneously, just eight seconds after that.

I made a trip out to Western Newfoundland for the first time last week and I must say I was extremely impressed. The photos you see online and in magazines do no justice to the area, it's all gorgeous. And Corner Brook is both larger and more beautiful than I expected.

Kudos to anyone from the West Coast, it really is somewhere to be proud of.

I know it is not related to this thread but I am sure you know Corner Brook is not as big as St. John's. :)

The only things I have been reading about is several resort developments in the CB/Bay of Islands/Humber Valley areas, but I could try to check into it. I think there is one (townhouses or similar) supposed to be going on Bannisters Rd on the east side overlooking the arm. I didn't know about Reid's Rd, do you have any info or links for it?

Here is a link I found about some development but I think it is resort oriented:

Title: Residents worry development will spoil neighbourhood green space
Threatened view?
Quote:

A proposal to develop a green space on Bannister’s Road is not sitting well with neighbours who live there. They want the area to be left open for the enjoyment of local residents and visitors who flock there for the spectacular view.

In last Saturday’s edition of The Western Star, the City of Corner Brook advertised that a proponent, named as Bayview Estates Inc., has requested permission to develop 53 residential units in the area between Bannister’s Road and Humber Road, including Old Humber Road.

Part of the plan is to construct five double dwellings on Bannister’s Road as the first phase of a five-phase project.

The present Corner Brook city hall was built by the paper company. The third floor was added later, hence it looks a bit awkward.

Deer Lake council receives hotel report
The Western Star

Quote:

DEER LAKE — The commissioner’s report regarding a controversial proposed hotel development in Deer Lake is now in the hands of town council.

The recommendations of the report by town-appointed commissioner Gerard Martin, however, will not be made public until town council holds its next public meeting, which is slated for Monday evening.

In the meantime, The Western Star has learned that the recommendation will be for the town to approve rezoning a parcel of residential property to make way for the new hotel development.

Mayor Barbara Ball confirmed Monday that council has the report, but would not comment on what the commissioner has recommended, stating that disclosure will have to wait until Monday’s meeting.

Pacrim Hospitality Services of Halifax hopes to build an 85-100-room hotel adjacent to the Trans-Canada Highway in Deer Lake.

During a public consultation on the issue in late April, Martin noted he had received a number of submissions, both for and against the rezoning plan.

Residents in the Bennett Avenue area, where the hotel would be built, were up in arms over the plans within days of its announcement. Their main complaint was the increase in traffic the development is expected to generate in their quiet, residential neighbourhood.

District Heating System:

Quote:

CORNER BROOK -- Richard Damecour is hoping people in Corner Brook will warm up to the idea of a District Heating System for the community. Mr. Damecour is vice-president of FVB Energy Inc. -- the company hired to conduct a feasibility study into the use of a centralized hot water system as a source of heat throughout the city. The plan would see hot water and steam piped from a centralized location to a number of buildings throughout the community, where it would serve as the main source of heat and hot water for the structures.

Housing Work underway to convert YMCA building into apartment building:

Work on gutting the old YMCA building on Renouf Crescent has started, though it may be mid-July before the transformation into an apartment building is evident to passersby.

The 45-year-old building on Renouf Crescent, an elementary school prior to being taken over by the Humber Community YMCA, is being converted into a 29-unit apartment building by Trueman Developments.

The New Brunswick-based company is also planning to eventually build a second structure containing 33 apartments adjacent to the refurbished building.

Corner Brook City Hall Development

Months before city hall construction to begin, says mayor

Quote:

GARY KEAN
The Western Star

CORNER BROOK — Residents should get an update on the city hall project during city council’s public meeting Monday evening and more in the coming weeks, but construction is still a few months away.

The old Co-op building has been demolished and the site has been idle for weeks, awaiting the next phase of the project.

The City of Corner Brook had been trying to work out a deal with the provincial government that would have the public library included in the overall design.

Those plans have since fallen through, but other negotiations with the province have been ongoing with regard to other aspects of the project, which will also incorporate access to the adjacent Corner Brook Museum and Archives.

Timberland Development

Timberland Golf Resort

This development is located near Pasadena, about 30 km N.E. of Corner Brook. There seems to be local opposition, government red tape, and boundary disputes holding up developments such as this one.

Quote:

PASADENA — Work on the Timberland Golf resort remains at a standstill, but its proponent is hoping to resolve the outstanding issues it has with the Town of Pasadena.

The Town issued a stop-work order at the site just east of Pasadena in December 2006, three days after it had learned site work had begun on the property without the necessary permits and approvals being obtained. The order also demanded the property be returned to its natural state within 30 days.

When work continued at the site months later, the town threatened to get a court injunction and ended up following through on that action. An interim injunction issued by the Supreme Court of Newfoundland and Labrador in the spring of 2007 was made permanent this past January.

In addition to the stop-work order and subsequent legal action, the Town of Pasadena also submitted a feasibility report to the Department of Municipal Affairs last December on a proposed expansion of its municipal boundaries. That proposed expansion would result in all of the Timberland Golf Resort coming under the municipal boundary.

Under the current boundary, only a small portion of the resort development is within the town.

The plan for Timberland Golf Resort is to build 337 luxury residential homes with a publicly accessible, 18-hole championship golf course, a clubhouse/recreation centre, equestrian facilities and a network of nature trails. The project is expected to generate about 350 jobs during construction and around 150 jobs upon completion.

That should be good for Deer Lake, and the province in general, as it is close to Gros Morne, the airport, The Humber Valley and Corner Brook.

There is not enough development along the TCH in Nfld in general; it's hard to understand but it seems like you can drive for hours without seeing a thing between Deer Lake and Badger.
