If they really had a passion for the downtown, that lot (and who knows what other land they own) would have been developed by now or sold. I had no idea they owned that land for so long.

I am impressed more by Artis, and I do not think we have seen the last of the projects the company has planned.

that sounds promising about Artis.

I should have just said "high-rise" lol

Nice project, private money, will look good there and is a big improvement over what is currently there. I'm a cup half full kinda guy, personally think its a good outlook to have on life in general. The cup half empty people in here will always have something to whine about, if the cups not overflowing its not full enough for them.

Urban recluse Apr 5, 2018 10:17 PM

Nah, but a cup 3/4 full is still better.

Tacheguy Apr 5, 2018 10:26 PM

An optimist thinks the cup is half full.
A pessimist thinks the cup is half empty.

An engineer thinks the cup is twice the size that it needs to be.

Snap.

Criticizing what the Richardsons do for Winnipeg is so far out of line it’s not even worth addressing.

They are not a REIT. They don’t make their money building buildings, but to question their commitment to Winnipeg or downtown is offside. There is more to it than real estate.

And a troll is just empty.

The building looks pretty cool, and way better than that wasteland of a parking lot. Hopefully this would trigger more activity down the road in terms of more buildings around the area.

Ever since 111 Lombard was renovated and populated by government workers, there's been some more activity there.

The more, the merrier! :D

The artificial grass out front is the best part! ;) The water wall inside is cool though.

Hear, hear!

I drove by the site today. Can't wait to see the transformation Brent!

Fills a surface parking lot - check!
Same height as adjacent buildings - check!
Animated frontage, even though set back slightly - check!
Different articulations and lots of fenestration - check!
Jobs downtown - check!

It's almost as if we're talking about that Earls Main proposal from a few years back, which was thoroughly lambasted :D.

I do see the similarities.

What are you doing to find fulfillment?

Like sit on surface lots; everyone loves to lambaste other speculators, but the Richardsons are above reproach? Hell no!

I take your point but I think the Richardson proposal would be getting a much rougher ride here if it had been proposed for Main Street. Similarly, that Earls would actually be not a bad fit for Westbrook. It's all about context.

The building looks absolutely fantastic, and it's nice to have a more "futuristic" looking building amidst the heritage buildings in that area. I love all the glass. Great job Viking!

The big thing for me here though is it gets rid of a surface lot(s?) and brings in 100 jobs right off the bat! (With another 100 to come down the road)

all of that is really positive.

anyone slaming the richardsons is off their rocker...

that family does allot around town more then they let be known they are very private and old school but very down to earth people that will tell u like it is if u ask.

buzzg Apr 6, 2018 3:40 AM

The Earls and RIC proposals are nothing alike.
Earls did not have a "slight" setback – it was over 20 feet.
It proposed having a parking lot at the corner of York & Main, on top of the another one to the north.
It would be no net gain or loss in jobs, and actually a loss of "animation" compared to the old one.
That part of Main has a lot of potential for big development in the next decade. If you're comparing it to other buildings in the area, north of York they're all 3+ storeys, with most 6+, and 300 Main going up 2 blocks north at 40+.

But sure, comparing RIC which is going in the "back alley of downtown" alongside the rail line, to Earls that's at the main entrance to The Forks and Railside developments, is similar.

It's a really nice building. Reminds me a bit of the McKinsey Canada headquarters near where I live in Toronto. The complaints that a research lab doesn't include retail outlets strike me as a little daft. Corporate research is a high-security activity -- this is not a shopping mall. It's actually quite impressive that it hasn't ended up looking like a fortress. Also, I couldn't care less about the "setback" ... this isn't Portage Avenue. It's a peripheral part of downtown where it's perfectly normal to have human-scale buildings of this kind. (And god forbid that there should actually be somewhere to park around the back.)
