Derby Reach Industrial Zone?

Since industrial land is highly limited and in high demand in Vancouver, would it be a good idea to remove the ALR from Derby Reach and make it an extension of the already existing industrial zone in North Langley/Surrey? The land is fairly well serviced by Rail already anyways.

The new industrial land is indicated in red at Derby Reach.

A bunch of other potential new industrial areas are also indicated in red. The one on South Langley is if no ALR land can be taken out.

no. we don't need industrial land that badly, and once you start chipping away at the ALR you risk opening the gates.

We've already done that 5 times in the past in Metro Van as far as I know (http://www.richmond-news.com/news/de...-land-1.500777) of the more recent, and the Salmon River Highlands is only in the ALR because there's still land in Willoughby to develop on. :shrug:

You wouldn't say that if you ever tried to do a project within the ALR . . . the maintenance of agricultural viability is strictly adhered to. We had to show a detailed plan about how several acres of waste land (from the illegal dumping of inorganic soils) could be turned back into productive farmland - even though they had accepted that our client would not be doing this in any foreseeable future. This included soil removal and replacement, reconstituting a natural drainage network, and an analyses of crop choice possibilities.

Our site appears on the above map as part of the brown 'not used for farming.'

The ALR is still real.
