Mack Urban Wants to Start With Hotel and Residential Towers Quote:
=========================================== http://buildinglosangeles.blogspot.c...wers-head.html Wednesday, February 26, 2014 |
Here are AC Martin's latest designs for the Mack Urban/AECOM development:
http://buildinglosangeles.blogspot.c...rk-towers.html 1120 Grand Avenue will stand 37 stories, with 512 condominiums and slightly under 10,000 square feet of ground-floor retail. The building will have a roof height of 386 feet, augmented by a 100-foot spire. https://2.bp.blogspot.com/-3eXTFdQnl...mackurban1.PNG 1155 Olive Street will rise 12 stories/142 feet, with 154 condominiums and 11,000 square feet of retail space. Designs also call for blue LED lighting to frame the building. Earlier plans had called for a hotel, but it appears that's out. https://4.bp.blogspot.com/-l05jDRdzw...mackurban3.PNG |

Some good infill for the area. Increased densification is great. Replacing some of those parking lots is always a plus.
|
I hope the spire is ornamental and more than just a pole sticking out the top, maybe something like a stair like spire, leading to the apex.

Also is there any news if the spire will still be on it? |
Yes, there will be a spire of 3,000 feet, making this the tallest building in the world!

Absolutely pathetic parking podium for the downtown of a city.
|
Will there still be a spire as proposed?
|
|
Certainly not the prettiest, but adding some much needed height to the southern end of the skyline.

Oh man, now that's a podium only a mother could love.

Hell the whole building is something only a mother can love. Happy it was built, thankful for the units, height and density but this could have been tweaked soooo easily.
|
^ Agreed. Even the massing and programming of the tower feels very awkward and utilitarian. Like it was designed by a realtor, not an architect. The facade treatment of the tower isn't half bad, but the overall effect is a pretty abject aesthetic failure.
|
I don't mind the tower at all. Hopefully someone with some sense comes along and puts a tower on the other end of that podium one day. It wouldn't be hard.
But it does underscore how LA really needs an ordiance relating to how parking podiums can look. Some general prescriptions about putting them as much toward the alley as possible and concealed by other uses. |
LA is doing a really bad job with podiums lately, honestly, it's becoming the parking podium capital of the world.
|
^ Meh, I'd say it's the same as most cities, to be honest. There are a few really bad examples (Metropolis, Aven, Watermarke, the backside of Circa, etc.). Then there are some really well-done ones (Perla, Oceanwide Plaza, the western-most Spring St. tower, the front side of Circa). In the proposed, not-yet-built category, I'll agree with you that we have more regretful ones than we do good ones. And agreed that some sort of ordinance that requires active uses to mask parking podiums for street facing sides would do wonders to alleviate the problem moving forward.

Wow, that is one helluva an amenities deck!
