Downtown Newark Update from Brandon Nagle

Teacher's Village
One store is complete (Provident Bank)
One clothing store will open next week
Several others will open in a month or two
The rest will begin work once they receive the dozens of permits. Each store has a handful of permits to get.
All completed apartments are fully leased, 70% to teachers. Not all of them are Newark teachers

The development has 60 occupied units, but only 15 cars regularly park there.

More Downtown Newark from Brandon Nagle

RBH's Four Corners project will consist of 2 simultaneously constructed buildings that will together house 300 mostly market-rate apartments. The buildings are being designed now, will cost $100 Million each, and will likely break ground by the end of 2015. Both buildings will have underground parking, but not much. Instead, there will likely by a valet system to the other RBH owned lots. They own 79 properties that were purchased for $130 Million.
One will be next to the RBH Office. It will reach from the garage to the edge of 89 Market Street. It will be designed by Richard Meier and rise 13 stories high with ground floor retail.

http://4.bp.blogspot.com/-ZXv9W4owt5...0/SAM_9925.JPG

The second will be 16 stories high and will by designed by Frank Gehry. It will also contain a hotel and some office space, and will somehow incorporate the facade of the Paramount Theater, and replace the buildings seen to the right of it. It will also break ground by the end of the year.

El Pastor restaurant on Market/Polk Street, in front of Riverbank Park was demolished last week. Large mixed use property (50-60+ units) will be going up.

This is very close to the huge empty lot on Polk and Clover Street that a major development is in the planning stages. I've heard over 200 units.

Ready to move? Why Newark - yes, Newark - might be N.J.'s next hot neighborhood

NEWARK--The Brick City is next.

This seems to be the general consensus among some experts and politicians looking to peg the newest up-and-coming urban area in New Jersey. The ingredients are there: Access to mass transit, new massive development projects and the appeal of rents significantly cheaper than Manhattan.

HARRISON — For Timothy Braddock, a media company engineer waiting for a train to New York at the Harrison PATH station, the sooner the 80-year-old station is scrapped for a planned $256 million replacement the better.

Corner of James Street and Martin Luther King Boulevard will soon have a 5 story apartment building with a ground floor retail store and the adjacent 3 story brick building will be renovated. 77 apartments in all. This project was to be a part of the NJIT Gateway Project, so I guess it would count as Phase 2 (Honors dorm was phase 1.) The Gateway plan from 2007 describes it on pages 23 and 24. The actual project will be far different.

NEWARK — The 19-year-old AirTrain monorail system at Newark Liberty International Airport is being targeted for replacement.

The Port Authority of New York and New Jersey has not publicly estimated the cost of a new system, or said when it expected the project to begin or end. But Port Authority commissioners are scheduled to vote Thursday to authorize spending $40 million on planning consultants for the project, plus another $30 million on technical experts.

A pitch for business Red Bulls focused on new partnerships at Harrison arena

For the New York Red Bulls, it was a landmark deal in more ways than one.

With their season just underway, the soccer club in March unveiled a marketing partnership with the Japanese heavy equipment maker Yanmar. Not only was it the largest sponsorship deal in club history — it marked the first time another company will have its name on the team's training jerseys and a permanent sign inside Red Bull Arena.

“It's big for us to allow that, because we only select very few partners to be co-branded with Red Bull in our building,” said Marc de Grandpre, the club's general manager. “So it speaks to the synergies between the cultural values of the company.”
