Wally's Burgers | 36M | 12Fl, 5Fl | Completed
Okay the building isn't going to be called Wally's Burgers (at least I hope not). At least this way more people will know where it's located. This will probably be the first project to go ahead since the approval of the Norquay village plan.
There are a couple more 12 story towers envisioned as well as the major projects expected (2400 Motel site 16flr,14flrs and 12flr buildings), (Purdy's Chocolate site 14flr building), (Canadian Tire site 14Flr building). Some will happen sooner, others may not. The Eldorado at 22storys was approved before the plan was enacted and is already under construction. Anyways onto the details of this proposal. Quote:

As far as I know there hasn't been a name given to this project. Anyways it sailed thru the UDP a little while back. Would be surprised if this one isn't under construction by year end.

This area looks to see some rapid change. That entire block could be redeveloped in the near future up until the Purdies place. Meanwhile the Purdies place is already shut down and empty and I assume costly to renovate inside so in my non expert opinion that should be getting redeveloped pretty quickly (14stories according to Jlousa). Then across the street by the Tops restaurant that entire block is assembled and all the businesses have already been vacated(to lazy to see whats planed but should be a pretty big development). The further down you obviously have the Eldorado site and Motel 3000 site, and the Canadian tire and a few other smaller developments around the area.
Oh and the new height will really really stand out, it will change the entire feel and look of this stretch of Kingsway in a pretty big way(and quickly). |
Are you sure Purdy's is closed down? I was by there yesterday and they were pressurewashing the walls?. :shrug:
Tops is currently looking at redeveloping their site but they are very early in the process, the other building across the street (excluding the doctor's office) have already been approved for a new 4 storey commercial building. I would be surprised though if it does go forward w/o reapplying for the new zoning which would allow them up to 10 stories. As far as the 2400Motel site goes I think the city is wise to hang onto it just a few more years before offloading it, as the area redevelops they will be able to fetch a much higher price. |

It was approved by the UDP and should start before year end if not even sooner.
Would've liked the second building to be slightly higher reducing the massing of the taller building slightly, but due to the ROW underneath it would've been to too difficult to accommodate a larger parkade on the smaller parcel. The only thing that I'd change is the part of the rear of the smaller building that jots out. It takes away from the passage way which will eventually be the gateway for the still creek greenway. |
I like the passage way and the double row of trees fronting the building. I have one of these passage ways in my neighborhood (metrotown) and they do a lot for the locals especially if they include a coffee shop (or similar) next to it. The building is nothing special...but its Kingsway I guess...Does that wide sidewalk allow for a mixed bike/peds use? Or is the sidewalk just extra wide?

Westbank Projects has closed on the acquisition of 2220 Kingsway in Vancouver. The 2.3 acre site was purchased from Manulife Financial for $34,088,000, representing approximately $107 per buildable sq ft. The site, currently occupied by Canadian Tire for at least another year, will likely be rezoned to accommodate a mixed-use retail/residential development under the guidelines of the Norquay Village Neighbourhood Centre Plan, which, because of the large nature of the site, will likely allow a density of 3.2 to 3.5 FSR for a residential/commercial development with towers as high as 14-storeys. |
They are allowed an FSR of 3.8 the height limits are correct.
