ST. LOUIS | 300 S Broadway | 335 FT | 33 Floors
 
Proposal from HDA Architects to build a 33 story apartment tower directly across the street from Busch Stadium. This will be directly across the corner from the proposed 29 story apartment tower in BPV Phase 2 expected to begin construction early first quarter 2018.

Should these two towers go up as currently proposed, this would be a significant shift in development dynamics for the city of St. Louis. The last 20 years have seen mainly redevelopment of massive existing structures within the city. Developers are running out of historical rehabs and we could finally be seeing the progression towards significant new construction.

Can a MOD please update the thread title to show 335' as the height? Reports are that this is very far along for having just been announced under a week ago.

Another high rise proposal for Downtown St. Louis. This one is across the street from Ballpark Village. Construction should start in June 2018 on this project. The cost should be around $100 Million. the architecture firm is HDA based in Chesterfield Missouri.

This passed the preservation board to preserve the existing 1890s structure. However, a larger city board overturned that decision so most likely, the 1890s building will go to make way for this new tower.

The Preservation Board revoted on this project tonight. The final vote was 4-1 and so the 1890s structure will come down. The Mayor now has to sign off on a development agreement that was passed by the Board of Aldermen last week. The height stands at 337 feet.

Thats a pretty nice building they're planning to replace. Its a shame this tower couldn't be located on one of the many parking lots in the area.

It really is because it's a handsome building and there are still plenty of surface lots in the downtown area to do a tower like this. That said, I guess you can't be too picky downtown with so few new towers built since the 80s really, besides The Tower at OPOP (Roberts Tower).

Agreed, seems like a nice tower. Too bad there can't be a land swap or something with a another site nearby.

I was tipped off by some people moving out of the existing building. They said that "they must be moved out of the building by Mid-August along with all of the other tenants in the building". They were also saying that from what they heard, demolition is supposed to start in mid September and last until the middle of November. There will be traffic headaches according to a woman at the nearby Tums Building. She says that Broadway will have a lane taken away from it, as well as Clark, for demolition equipment. I contacted CA Ventures and White Oak Partners (the developers) about where they are at on this and their response was the same, "we are continuing on our financing plan with lenders but will start in September. We have a stipulation in place that we MUST have funding for the demolition of the current structure and construction of the new structure. We can't wait on building the new tower after demolition has taken place".


I give this a 95% chance of happening now.

Four new renderings were made available today (I'll throw in the fifth unveiled a while ago). These are the first to include One Cardinal Way and skyline shots.

UPDATE: It is a good thing that I shared the renderings when I did. HDA has since removed them from their Facebook album on "Multi-Family and Hospitality" projects. Hopefully they comeback soon and are uploaded to their website so we can see full size versions.

The buyers' representative, James Fredericks of Armstrong Teasdale, notified St. Louis Community College in a July 7 email that the team — Chesterfield-based HDA Architects and Chicago-based White Oak Realty Partners and CA Ventures — had elected to terminate the agreement to acquire the 300 S. Broadway property, Chancellor Jeff Pittman told the Business Journal.

HDA Architects Vice President Patrick Holleran said the deal is not dead but declined to comment further.

STLCC has now tapped Cushman & Wakefield broker John Warren to market the 93,000-square-foot building, which he said is ideal for creative office, hotel or residential.

HDA Architects and the Chicago firms had planned to turn the downtown building into a 33-story apartment high rise that was estimated to cost $100 million and was to compete with Ballpark Village's $120 million luxury apartment complex that sits adjacent. The project faced opposition with the St. Louis city Preservation Board, which initially refused to allow a full demolition. The property isn't listed on the National Register of Historic Places but is located in a preservation review district.

"We're disappointed, of course, that the original sale didn’t work out. But we’re moving forward and believe there will be a lot of interest in the building," said Pittman, adding that the community college had been working with the buyers for 14 months before the deal fell through.

STLCC has already moved out of 300 S. Broadway, which Pittman said saves the college $700,000 a year. That money will be used to improve facilities at several campuses, including Meramec and Florissant Valley, he said. Most of STLCC's leadership team is now based at its Corporate College campus in Bridgeton, while others are at the Meramec and Florissant Valley campuses. The move began in March and wrapped up before summer.

"Us moving out is a big win for taxpayers and the college because we're saving money," Pittman said. "We hope the building becomes valuable for downtown and generates tax revenue for the city."
I'm confused fully. Maybe they will look for another place to build in the end.

Today, HDA continues to say that the project isn't dead and that they will offer the requested $7.5 Million immediately. Some think the Cardinals will come in and acquire the building to protect their investment at BPV. Either way, this is shaping up to be interesting.
