View from the Gowanus whole foods rooftop deck. Does anyhow know if there are plans to develop that red brick building? Seems a waste to let it continue in its current state.

I'll see if I can check a property GIS to find out. Its bound to be developed. Similar structures that look like it are being renovated. That seems to be the hottest item for those type of lots. Conversions into rentals.

I don't think its being developed anytime soon. The amount of owners spans from Bank of New York to the City itself. Multiple parties which is a pain in terms of even buying a property. It could take many years just to get the proper permissions and litigation through. Its in an area that would not sell as quick as its surrounded by nearby m2 zoning, so its not desirable even from a environmental standpoint. I'd imagine its full of of asbestos as that was the standard in the 30's, being built in 1931.

The Real Deal reports an 11-story, 94-unit structure is now planned. Ismael Leyva remains the design architect, while Incorporated Architecture & Design is designing the interior. Units will be condominiums, ranging from studios to three-bedrooms, and a 30,000 square-foot Equinox gym will be located on the ground and second floors. Over the last few months, demolition of the site’s low-rise predecessors has wrapped up, and excavation equipment has arrived. Completion is expected in the second half of 2017.

Keep your eyes on the areas around Gowanus in around 5 to 7 years. They will finally start dredging the Gowanus canal next year, with the full clean up and restoration of the canal scheduled to be completed by 2022. So depending on the clean up progress, you will see lots of development activity there in 4-5 years.

I'm hoping those lots aren't too polluted. A pilot study should be in order. I know the NY DEP is a little less stringent that NJ DEP, so depending on the levels in ppm or ppb ( (if its contaminated or not), it could be a quick or very long process. But yeah, alot of lots that are manufacturing and m2-zoned based are being developed. LIC and its proxies being the star candidate. If there is a plume, I'm hoping whatever contaminants that are present that they are non-aqueous. Easier to remove depending on the drilling versus aqueous where then it really becomes a long term issue especially if it spreads. Than its not just one owners problem, but every party along that stretch.

I'm looking forward to the S.Bronx and all of those developments planned.

NEW YORK | 150-01 88th Avenue | FT | 8 FLOORS

Project: 150-01 88th Avenue

Upon completion, the new rental building at 150-01 88th Avenue will total eight stories and house 59 apartment units. Plans for amenities at the roughly 42,000-square-foot property include a gym, rooftop lounge and bicycle storage space.

he development sits across the street from the Chetrit Group’s much larger, 324-unit multifamily project at 150-13 89th Avenue—the full-block site of the former Mary Immaculate Hospital, which shut its doors in 2009.

The Chetrit Group acquired the smaller site around the same time and began construction on both properties earlier this year.

Development on the 150-01 88th Avenue apartment building has moved at such a rapid pace that the project was up to the fifth floor by the time the bank closed the construction loan, Mr. Westfried noted.

NEW YORK | 120 Java Street | FT | 5 FLOORS

Project: 120 Java Street

http://www.yimbynews.com/wp-content/...a-street-3.png

Quote:

An aging brick church building at 120 Java Street in Greenpoint is about to become apartments and gain a few extra stories. Alteration applications were filed Friday to convert the structure to residential and add two floors to the three-story building.

The work will triple the size of the building and raise its roofline from 30 to 50 feet. When construction finishes, there will be 18 apartments divided across 23,145 square feet of residential space. The developers aren’t sure whether it’ll be rentals or condos, but the average unit will be fairly large – nearly 1,300 square feet. Each floor will have four apartments, except for the fifth, which will have two large units.

NEW YORK | 12 Van Duzer Street | 60 FT | 6 FLOORS

Project: 12 Van Duzer Street

http://www.yimbynews.com/wp-content/...ten-island.png

Quote:

The development, known as Pavilion Hill Terrace, will rise on a dramatically sloped lot at the corner of Victory Boulevard, St. Pauls Avenue, Montgomery Avenue, and Van Duzer Street. Ten rental apartments will be stacked on top of a 1,000-square-foot retail space and a little 300-square-foot community facility (likely a doctor’s office). They’ll be studios and one-bedrooms, with average units measuring 826 square feet.

Residents will have nice views of the harbor, and they’ll have access to laundry in the cellar and bike storage on the first floor.

Developer George Christo, who runs Door to Door Realty, told YIMBY that the building will feature a green roof, energy efficient electric heating, and a rain water collection system. The property sits in the Hillside Preservation District, which means Door to Door had to secure special permits from City Planning in order to build there. He added that the hillside drops 120 feet, but the building will only reach 60 feet into the air, so it will “fit within the topography of the area.”

Long Island-based residential developers the Benjamin Companies and the Beechwood Organization are seeking to a build a new 126-unit mixed-use residential building as part of their Arverne by the Sea oceanfront community in Rockaway, Queens.

The planned seven-story building at 190 Beach 69th Street, just off Rockaway Beach Boulevard, is slated to span more than 105,000 square feet and include a restaurant and retail spaces on the ground floor, according to permit applications filed Wednesday with the city’s Department of Buildings. The upper six floors of the new structure will each house 21 residential apartment units, according to the filing, while the building’s ground floor will also accommodate open parking and “residential support spaces” like a lobby and mailroom.

Midtown-based Urbahn Architects, the project’s architect of record, declined to comment.
