Construction update 9/14/08

Catalyst condos:

Novare office tower, 16 floors, is now above ground!

Wachovia tower with African-American Cultural Center in the foreground:

Just curious. Does anyone know or can speculate on what effects the sale of Wachovia to Citigroup will have on Charlotte?

At this point it has hard to say, because so much of the deal will take a while to work out. The Wachovia tower will be completed. The office space was completely sold/reserved by June, with Wachovia having 50 percent of the space, followed by Duke Energy, Wake Forest, and various other businesses making up the other half. The arts projects (2 museums, theater, and cultural center) will be completed because Wachovia and any buyer have legal obligations to the city. However, it is very likely that the condo tower portion of the project is canceled. Also, pretty much no building that is not already under construction can be expected break ground in the near future, save maybe a hotel.

Job-wise, best case scenario is that the city will break even in the number of jobs moved out of the city versus the retail banking that Citi will move to the city. Worst case is net loss of about 3,000 Wachovia jobs, plus about 1,500 related jobs. One good thing is that Charlotte has had very low office vacancy rates uptown around 2%. A worst case scenario with Citi moving most of the operations out of Charlotte would bump office vacancy rates to around 10% which would cause a drop in office rental costs. This could help bring other businesses to center city. City leaders are lobbying hard for Citi to keep/move a lot of operations in Charlotte due to the much lower operational costs, lower office space costs, class A space available, and also lower cost of living, and regional growth opportunities.

Status Updates
Can anyone provide any status updates on all of the projects that are on hold? Are these projects definitely cancelled, on hold indefinitely, temporarily postponed but likely to be built soon, etc?

Aloft Hotel and Epicenter. You can see on the right where they've recently taken down the construction elevator.

Businesses are starting to open in Epicenter. Next month a bowling alley is scheduled to open, There are plans for a movie theater as well.

Founder's Hall renovation

The Trust. An old office building on Tryon St. that has been converted to luxury condos. The building will also hold Chima Brazilian Steakhouse.

Thanks. Just a little update on Charlotte's Southend district. A new rendering has been released for what's know as the Harris develoment. The site will include a hotel, apartments, and an office building, and it will be located along the LYNX light rail line. Here the new rendering:

To give an idea of where it is located, in this photo it would be on the right side of the tracks just past The Arlington (the pink building):

The Southend area has several under construction and planned midrise developments along the light rail line, including Ashton Southend (101 Tremont) which is an apartment building. Here's a webcam capture from yesterday:

^^ Wow! With all Charlotte's GORGEOUS buildings, how did that pink one happen? Ouch, that thing is gawdawful! Here's hoping for a quick re-clad! :)

Charlotte is such a great looking town. I've always liked it, even though all I ever really knew of it was driving through it on I-77. Just something about it's location and topography that serve as the setting for the downtown with it's highrises.

Remarkable city. I was flying into Charlotte on my way to LA last month and couldn't believe the number of cranes and towers under construction. Can't wait to make a trip to see everything.
