The wait is over, here is the project most of you have been waiting for.

The City has received an application to rezone the sites at 1412-1460 Howe Street, 1429 and 1410 Granville Street, and 710 Pacific Street from BCPED (B.C. Place/Expo) and FCCDD (False Creek Comprehensive Development) Districts to CD-1 (Comprehensive Development) District. The proposal is for a mixed-use development as follows:

* on the Howe Street sites, a 49-storey residential tower with a 9-storey podium including market rental housing, commercial uses, and a childcare facility

* on the Granville Street and Pacific Street sites, 6-storey buildings providing retail (including a grocery store, drugstore and liquor store) and office uses a proposed floor space ratio (FSR) of 4.8 (i.e. the total building floor area permitted would be equal to 4.8 times the site area)

* a total floor area of 60 668 m² (653,046 sq. ft.)
- 39 464 m²(424,800.9 sq. ft.) strata residential
- 6 340 m² (68,245.4 sq. ft.) rental residential
- 6 300 m² (67,814.9 sq. ft.) retail
- 5 935 m² (63,885.9 sq. ft.) office space, and
- 650 m² (6,996.8 sq. ft.) childcare

* a maximum height of 150 m (the General Policy for Higher Buildings has identified this site as a location for a higher building);

* a total of 600 residential units including 180 market rental units; and
713 parking spaces, 8 loading bays, and 270 bike spaces.

It's regrettable they have not been able to purchase the remaining lots on that block, although I suppose it could still happen.

Wowza! Looking good!

You know it's going to be a luxury building by the number of 3bed units. This is probably one of the handful of buildings in this city (especially downtown) where 1beds make up less than half of the units. I'm estimating about a quarter of the units are 1beds. Quite refreshing but the flip side of that coin means low affordability. But I'm willing to sacrifice a bit of affordability for some architectural eye candy.

It's hard to tell, but the 2bed unit on the west side of the building (the one with 785sqft) on the 10th and 20th floor has a really tight entrance due to the structural concrete columns/walls. http://vancouver.ca/commsvcs/plannin...towerplans.pdf

I like how they are not content with the 425 feet under the revised guidline and are proposing 493 feet.

The second page of Uses and Sizes has a nice render that gives a sense of just how wide the tower will be.

This one will get built if approved. As urbanists you owe it to yourselves to email council in support of both the height and design and even better take some time off when it goes to council and show up to speak in favour.:tup:

:previous:Geoff Meggs must hate this proposal! For it has towers being built directly beside a viaduct and ramps!

And look at what they are proposing under the structure itself! hmmmmmmm...

Love the idea of having a movie venue under the bridge as well, along with the night market and using good lighting features to make the space more welcoming.

Love the design of this tower, please city council, do not water it down!

I really like the idea of having that outdoor theatre underneath the bridge. I hope they do it because it'll add more vibrancy to our downtown :)

Not only is it a wonderful design, it perfectly suits the site it's proposed on.

I'm with jlousa; let's do our best to let the UDP know that we're ready for this type of architecture in the city centre.

Given the City's contribution of land and Westbank's coziness with the City, I'd say the approval is a slam-dunk. ;)

The shape of the tower creates some interesting floorplans mid-tower.

This is some serious next level shit.

I kind of can't believe it. I think I understand how people feel when they win the lottery, it’s so good that it doesn't feel real.

I know that's a bit of hyperbole, but if any design warrants hyperbole it would be this one.

It is literally a BILLION times better than any other tower in the city.
