Plan for new law firm HQ tower on Market Street receives upbeat welcome from neighborhood committee

Developer Parkway Corp. is getting positive early feedback from members of a Center City neighborhood group whose support it could need to build a proposed headquarters tower at 23rd and Market Streets for law firm Morgan, Lewis & Bockius LLP.

Janice Woodstock, who co-chairs a task force under the Center City Residents Association that met with the developer last month, said this week that her committee is drafting a letter to Parkway indicating that it is “encouraged by the general outlook” of the proposal.

Morgan Lewis confirmed in May that it is negotiating an agreement with Parkway to anchor the developer’s planned 18-story tower, which would be built to occupy most of the southern side of the 2200 block of Market Street at a cost of $175.9 million. The law firm is currently located at 1701 Market St.
Architectural renderings of Parkway’s proposed 2222 Market St. tower by design firm Gensler show a glass-and-brick building divided into six horizontal sections offset over one another to form terraces and overhangs.

Woodstock said she expects Parkway to seek the CCRA’s support for zoning relief needed to permit the office project, but that members of her task force appeared to prefer the scheme over a hypothetical proposal for a residential tower at the site that would need no land-use exceptions.

Definitely a big fan of this design. I hope it comes to fruition fairly close to what is rendered. Gensler has done some pretty nice projects. Absent excessive value engineering, there is reason to believe this will turn out well. Imagine if they built this in Bristol, Wilmington, Camden or Trenton? I wish this was 300+ but I will take it! Its in a location that needs density and can be seen easily.

This will play well with Riverwalk too. I bet there will be a lot of younger MLB associates and staff who decide to live there. Maybe some older as well.

like the design, but does it bug anyone else that 7-eleven and that pub are still there? It's insignificant in the grand scheme of things, it just looks weird to me.

Yep. Posted the same thing in the general Highrise Developments thread before this got its own thread. It does look odd. And those buildings are grimy. I hope they at least get a powerwash, but a nice residential midrise would also be nice there.

This is the kind of architecture I want to see us move towards. It's interesting, unique, and nice on the eyes all at the same time. Reminds me of something you'd see in Hudson Square along the river.

^I agree. I like the wood, dark brick, clean glass. Very Scandinavian-esque.
I guess with Gensler being the architect it will have a similar look to the new Aramark HQ, and I like that.

It reminds me of the scaled back version of the proposal for 2120 Market.

I had to double-check the address to make sure it wasn't a revised vision of the same lot. If both got built, the pair of offsets and elevated shrubberies a block apart would be pretty cool.

It's definitely a different lot. The image in your render is for the lot next to the Memorial in the block directly east. There's a separate thread on it here too. It's old, though, as no new news in some time.

Morgan's move to 2222 Market is now official (at least internally), company employees were notified via email today -- the expected move-in date is January 2023.

Some attention now goes across the street with that absurd lot.

Can someone explain to me:

1) why their over-all Market value has stayed the same for the past 7 years and meanwhile everyone else's in the area - including mine 4 blocks south - continues to climb?

2) What did they "improve" for 2020 to earn a $7.4mm exemption on the property?

3) WHy did their taxable land value decrease in 2020? Isn't that the opposite of what the city is trying to do?

F*&K this lot and these jack-asses for squatting on it.
