Oh wow, this is interesting. I am definitely happy that it is a modern look and pushing away from the typical all beige buildings of downtown SA. I just really hope the final design creates more street level interaction instead of just leaving that big wall on the street level.

This. That blank wall along Lexington with no fenestration nor human scale facade features won't fly.

Be aware. The developer is known for blank wall podiums. His high-rises in Houston, on the left (Cosmopolitan) and right (Astoria). The latter is wrapping up construction, up close the materials are pretty subpar. Hopefully the planning commission sends Thompson Residences back to the drawing board.

His other new developments seem more promising. After Astoria he teamed up with a new architect; ditched the art deco trend.

HDRC will be the commission to hear this, not planning. The UDC won't allow a base like the one proposed for the project at N St Mary's and Lexington.

Developers are talking with city officials about building a 21-story hotel and condo tower on the River Walk that would redraw part of San Antonio’s stagnant skyline.

Houston-based Powers Brown Architecture has submitted plans for a tower on a 0.66-acre vacant lot at 101 Lexington Ave. across from the Tobin Center for the Performing Arts. The tower is the latest bit of good news for the city’s effort to build up downtown — another developer revealed plans last month for a 30-story apartment tower on the River Walk.

The building also would be a win for the northern part of downtown, which got a boost when the Tobin Center in 2014 opened but remains marred by large swathes of parking lots.

“Done well, it could be great for responding to the success of the Tobin Center and could help to provide some great options for that area,” said District 1 Councilman Roberto Treviño, whose district would include the tower.

The tower, which is scheduled to be considered at the March 16 meeting of the Historic and Design Review Commission, would include seven levels of parking, six of hotel space and seven of condominiums, Treviño said.

“That’s good news for the urban core. We welcome more residential living,” said Pat DiGiovanni, CEO and president of Centro San Antonio. “The big question is supply and demand of hotel rooms … I’m not sure of the need for more hotels, but that’s not to say it’s not warranted.”

Powers Brown, which also has offices in Denver and in the Washington, D.C., area, has taken the lead in designing major projects in Houston recently, including two condo towers: the 33-story Arabella near The Galleria, and the 24-story Ivy Lofts east of downtown.

Representatives of Powers Brown didn’t comment on the plans for the tower.

The city has struggled to achieve the goals of the Decade of Downtown initiative that former Mayor Julián Castro launched in 2010 to attract development into San Antonio’s urban center. But officials have had a lot to celebrate in the last year.

Dallas-based JMJ Development announced plans in February to build a 30-story luxury apartment tower on the River Walk close to the Tower Life Building, and the HDRC gave conditional approval for a 24-story boutique Hilton hotel on Commerce Street along the River Walk. In January, the city unveiled the snazzy $325 million expansion of the Convention Center.

In December, H-E-B opened downtown’s first full-fledged grocery store in decades on South Flores Street. And in June, City Council approved a deal between the city, Weston Urban and Frost Bank that will lead to downtown’s first new office tower in more than 25 years.

Hey guys, this is Richard Webner, the reporter from the Express-News. I just stumbled on this forum and I love it.

I added more info to the article about this building, which you should be able to read here. The tower will be part of the upscale Thompson Hotels chain and will have 167 hotel rooms, 61 condos, a spa, a rooftop bar, a 3,600-square-foot ballroom, a restaurant on the street level and an outdoor pool on the fifth floor. It's being developed by a group that includes Roberto Contreras of Houston EB5, which is working on lots of projects in Houston.

Height is 273 FT to the roof plus another 35-40 FT of structure. So, basically a 300 foot building in River North.

Let's celebrate the potential erasure of a surface parking lot for a vertical structure that includes a residential component.

If I have a criticism, it is that this is the Grand Hyatt Jr. It's a 300' tall wall.

I have some sympathy as the odd, skinny lot obviously brings a challenge in design.

What I am hopeful for is that somehow the way it is set on the lot will limit the "wall-i-ness" from prominent viewing angles. It looks great from the Riverwalk itself in the renderings... I think it'll be imposing (not necessarily in a good way) from St Mary's heading south.

Either way, beggars can't be choosers. But they can critical.

I don't love the wall. I wish they'd bury the parking (although I don't resent the extra 70' in height). I would've loved to see retail on street level.

No matter - I'm glad this is coming.

I always thought the Wilford Hall Hospital was Grand Hyatt Jr, LOL.

Yes I see the wall your talking about, but for some reason, to me, this building looks way better then Grand Hyatt.

Once shovels start digging into the River Walk sites, construction is expected to last roughly 28 months.

Within the next week or so, the developer will also ink a deal to lease nearby space for its sales office. Klein said there are "several deals in the works." The location will be within walking distance of the site, which is an across-the-river neighbor to the Tobin Center for the Performing Arts.

"The location of the hotel is really important in terms of being central to the business district, museum reach and all of the recent city improvements," Kleine said. "It will be a great hotel if you're out and about, as well as a wonderful business hotel to see and be seen. We're only seeing San Antonio become more and more popular, and while it has always been on Texas' radar, it's now on everyone else's, too."
This is the first condo project we've seen downtown since Alteza, I believe. Interesting project, hopefully they'll start soon!
