111 First Street is located in Jersey City’s burgeoning waterfront development, at the center of a public transportation network created by train stations, ferry stop, tunnel and heliport.

The 1.2 million square foot development’s mix of program (415,000 SF of apartments, 210,000 SF of hotel and amenities, 160,000 SF of artist work / live studios, 19,000 SF of gallery, 87,000 SF of retail and 240,000 SF of parking) will, together with the existing Powerhouse, act as a beacon for the future development of the Powerhouse Arts District into Jersey City’s cultural center.

Exploration of the Known
How can this mix of programs—typically hidden within the confines of relentless verticality—be revealed/harnessed/capitalized/?

How can we use typologies that all too often result in repetitive banality to create an urban catalyst?

How can we make unknown from known?

Vertical City
Each component of the program is analyzed for optimum layout and concentrated into individual blocks—a cube of artist work / live studios and galleries, a slab that combines hotel rooms and apartments, and a wider slab that accommodates deeper apartment units. The resulting volumes are stacked perpendicularly in plan to create a 52 story (592 ft) tower. The stacking maintains the independence of each block, optimizes views from the site and creates a dynamic relationship between the building and its surroundings: Spectacle from Convention.

Beneath the blocks, a plinth fills the site, connecting the building to the city with a mix of retail, lobbies, and parking.

Alternating the orientation the blocks create a series of open spaces at their junctions: the 111 First Street Public Terrace on the 5th Floor (56,000 SF), terraces for the hotel restaurant and spa on the17th Floor (15,700 SF) and two shared residential terraces on the 36th Floor (13,000 SF)

Adjacent to each terrace is a public space that activates it during the day (gallery, spa / gym / pool, restaurant) and night (cabaret, bar, restaurant, residential lounge). A central core joins all three blocks, giving structural stability to the building and providing access to upper public floors.

With direct street access, the 111 First Street Public Terrace will activate the street life and create a synergy between the planned Powerhouse Entertainment Center and the Sculpture Garden north of the site. The vertical and horizontal density of public activity generated will energize the surrounding area, creating a cultural hub for Jersey City.

I understand what you are getting at, but strictly speaking, brutalism is the architecture of raw concrete (from "beton brut", meaning concrete). Scale isn't so much an element, although many of the brutalist buildings from the '60s & 70s - the university & civic commissions - can be kinda overwhelming. Unless the building is made predominately of raw concrete, it isn't brutalist.

Gehry's proposal for the NY Times building looked interesting...the skin incorporates some giant typeset, though this is hard to tell from the pic - you can see it most clearly on the crown.

Even though I'm not really a fan of Gehry's high rise designs, I think that would have been much better than what was built.

As for unbuilt Gehry proposals - I guess I have mixed feelings about the Progressive Insurance Center planned for Cleveland in the late 80s.

The good: it would have brought 3,000 employees of Progressive into downtown; it would have incorporated some major public art pieces, including an Oldenburg newspaper as the crown; it would have bridged the railroad that runs along the lakefront; it would have been the second-tallest after Key Tower at 858 feet. The bad: the proportions are a little ungainly; it would have really unbalanced the skyline - for the most part, Cleveland's skyline has a "pyramid" silhouette and this would be a sore thumb. Part of me says it would have been kick-@ss; part of me thinks there might be a more appropriate design for the site:

The Saarninen entry is impressive in its own right for being the inspiration to several built towers. I've never seen the Gioguardi or the Larson proposals - those are pretty horrific! :yuck:

I really believe that the Gehry Tower would have been a worthy companion to Terminal Tower. Didn't they go so far as to clear the lot for this?

wrabbit, you're thinking of the Ameritrust Center (1198 feet, located one block north of the Terminal Tower - lower left of the image), basically in the center of the CBD:

The Ameritrust site was cleared but right at that time, Society Bank acquired Ameritrust and a few years later merged with KeyBank.

The Progressive Center was planned for the northeasternmost site of the 1903 Group Plan designed by Daniel Burnham, adjacent to Cleveland City Hall. The Burnham Group Plan was all about low-rise neo-classical buildings lining a grand greenspace - something like the Mall in Washington, DC. So to see an 858 foot Gehry tower placed at such an oddball site would have been cool, but odd, but cool, but... you get the idea.

My pick would be the Miglin-Beitler Skyneedle. Thought it looked better than 7SD.

As for Progressive Tower, I think the extra sculptures on the building would have looked somewhat tacky. Ameritrust would have been awesome despite the lackluster top.

Nah - that was a proposal for the World Trade Center , not the WFC.

Well, it was later revealed to us all that the competition was more about what the development team would offer for the site, and less about design. Sad. :(
