FLORIDA | HIGH/MID/LOW RISES | Updates/Compilation (Whole State)

The State of Florida's High/Mid/Low Rise Updates and Compilation

Goal: Documenting in a neat fashion every major highrise, and midrise, and if necessary, architecturally significant low rises in Florida's cities. This thread will serve as a compilation of major projects all over the state and will go hand in hand with the other threads listed for cities in Florida; The exception is that I will include highrises and mid rises from the suburbs and little cities if necessary that often go unnoticed. The primary emphasis will be high rises, but also significant mid-rises as well. Low rises will be included, but only those that are of a large scale. An example being a low rise development that has lets say a 1000 units. The projects listed include those under construction, proposed, and in preparation mode. I will not be including visions or canceled projects. This will serve as a continuously updated reference of projects for all of Florida. I will restructure the compilation threads of Miami, Fort Lauderdale, Jacksonville, Orlando, and Tampa into this compilation.

What will be different?: Projects will be included also from cities that never get mentioned. For sake of neatness, I will post the projects in sets meaning that one post contains 10 or 20 projects, maybe even more depending on the city for ones that are in the compilations already. General updates or new projects as of June 22, 2014 will get there own post with the project title, and a brief description of it. More information is usually in the source, keep that in mind. I try to post only the good information. Also, keep in mind that some projects may not have renderings or only have floor information or even just the height.

Credits and Sources: Since the sources are already posted in the compilation threads, I will not include them as the proper citation has already occurred. For new projects, of course. For new information: Green highlights important building facts (Height, floors, important data), and purple highlights completion or construction start dates.

Format: I'm thinking every project should have the name on top, bold, and a rendering that is reasonable size. I know sometimes its difficult to find smaller ones, but something around 1024x768 or 800x600 is appropriate. For sake of neatness. Along with a brief description of the height, floors, features, etc. And in quotes if its from a source. Usually information from other sources without quotes makes it look very sloppy and hard to navigate. Along with proper citing of course.

A) Exception to Format: Large scale projects, if there is a very detailed rendering that covers many towers, it might be larger than 1600x1200, but in general, you won't see many large ones.

Comments: Try to keep the discussion relevant. Also feel free to add projects, just please follow the format above as it is easier for members to see, learn, and keeps the thread organized and neat. Opinions are welcome, but be a little mature with them. No flaming/trolling please. And if you like a project, feel free to say so but just try not to quote a really long post with lots of images. One image is fine, but not more than two. Since I am not a mod, I can't delete spam so please keep it on topic. Think of it as benefiting the whole SSP community along with the SSC members that visit our database. :)

Suggestions?: PM me if you see a duplicate or want me to add something or simply post here, whatever is easier. I take great pride in updating my other compilation (see signature), and its a intellectual hobby that I really enjoy.

Timeline of Thread Development: This will take sometime, but I will work on it. As of the day this was made, I hosted a party at my house, and am wired on a heavy dose of ginseng and a long lasting stimulant, so I will try to do a lot tonight. :haha: ( I will update this paragraph on the development status so the above message is subject to change). ;)

Contributing: Please, feel free to add and discuss.

Thanks

- Chris E.

Order:

I will start with the biggest, Miami, again in sets, restructuring the compilation threads (From 2012 to now) into a projects list. Then, work on a new compilation for Tampa since it hasn't really received any updates besides mine since 2007, and even then it was only like 3 or 4.

For Miami, I will go back as far as late 2011 for major high rise, skyscrapers, and significant midrises.

Set #1 Begins Below...

Note: The last of the Miami sets. These are the major projects currently in discussion right now. Also, by going back in set 1 and 2 to projects dating 2011, some of those started in the last year or too, but a majority of them are from 2013 and 2014. Emporis or the Council on Tall Buildings and Urban Habitat are good sources to find out every single (mostly) high rise around. If interested in learning more about the projects, use the search feature on SSP or google to go back into the Miami compilation thread as there is info on floors and heights. Later on, information is available, but these sets are what we are currently dealing with at the moment. Sets 1-3 cover pages 60 to 101 of the Miami thread. Developments from the late 2011 to now. Thats essentially 2.5 years of projects. Not all of them, but some significant ones I feel.

Order update:

Miami is finished for now. Now, I know I didn't get everything, but these are significant projects going up. I skipped some minor highrises (12-14 stories), and tried to get as many for 2012-2014 (Current).

These include Miami, Miami Beach, Sunny Isles, Coral Gables and Hollywood Fl. I included them in my set given the complexity of the area and proximity. There might be 1 or 2 from Hollywood Fl, but 95% of the projects are from the areas I made in bold. Later on today, I will work on Tampa. ;)

I find Emporis to be accurate, they may be missing just a few projects, but they eventually get to it. So far, an overview of sets 1-5 and what currently stands in these cities.

========================================
========================================

Overview of Sets 1-5 (Miami/Proxy Cities and the Current Status)

A) (Miami) - City :

1) 125 Buildings over 12 Stories complete.
2) 31 (mostly high rises but a couple of mid rises under construction) Midrises are very close to 12 floors in this case)
3) 42 High Rises Planned *** Some include multiple towers (See Set #5)

B) Sunny Isles Beach:

1) 58 Buildings over 12 Stories complete.
2) 8 Highrises under construction
3) 3 Highrises Planned

C) Miami Beach:

1) 158 highrises completed (Over 12 stories; had about 4 that where 11 but highrise height by definition)
2) 6 mid rises under construction
3) 4 planned ( 1 Highrise, 3 midrises)

D) Coral Gables

1) 54 Highrises Complete (5 of them where demolished through the years)

E) Hollywood, Florida:

1) 39 Buildings over 12 stories complete
2) 8 Highrises planned
3) 1 highrise under construction

Ah okay I will fix that later on. I have to include a section for Palm Beach. I think I will skip Jacksonville for the meantime and work my way up the coast. Jacksonville really doesn't have anything significant. Let me know if there are other projects I missed, for any of the cities I posted.

Not 100% sure on Strikers Stadium, but will keep it in mind.

West Palm Beach

All Aboard Florida to spend $29 mill on West Palm Beach station

Quote:

All Aboard Florida expects to spend $29 million on the construction of its West Palm Beach station, according to private documents tied to a risky bond sale last week.

The cost is the cheapest of the express passenger rail lines’ three stations, with Fort Lauderdale’s price tag at $30 million and Miami costing a whopping $150 million.

The bond documents, first reviewed by TC Palm, but now also obtained by The Palm Beach Post, include ridership estimates and ticket prices that All Aboard Florida has sued to keep from being released as public information.
The one-hour trip from Miami to West Palm Beach will cost a coach passenger $30 during the first year of service. A business class customer will pay $36.60.

A Fort Lauderdale to West Palm Beach coach ticket will cost $20, with a business class ticket for the same stretch costing $24.40.

All Aboard Florida expects to begin running 32 trains per day on the FEC tracks in 2016. The bond prospectus says construction will begin as soon as the successful offering is finalized, which occurred Thursday. The bond carries a 12 percent interest rate, something analysts said investors would expect for a such a unique project.

While not much, Jax has a few projects. I've been meaning to do something like this at MetroJacksonville.com but I haven't had the time to get around to it. Anyway, here are some proposed projects in and around downtown Jacksonville.

the Jacksonville Landing is being redone ???
didn't know that, been there 5-6 times , its nice

the palm beach post say the the All Aboard train
is going to Jacksonville sooner than I thought.

the All Aboard company makes money on TOD transit development
if they buy land around that old Jacksonville train station
WOW

chris08876 Jun 25, 2014 5:13 PM

Whats the status on SeaGlass? A supertall in Jacksonville would be nice. It seems like it would generate lots of tourism, plus it would be nice to see a proposal outside of Miami. If all goes well, Miami could have 3 supertalls before 2020. Maybe a 4th, because All About Florida has a proposed 80 floor tower on top of the station. Unknown height as of now, but its a large tower supposedly with a lot of square footage.

Really Hot Condos To Replace Rather Plain Historic Building On Ocean Drive

Quote:

It's always a little sad to see an historic building be demolished, no matter how plain the building may be or how architecturally distinctive its replacement is (although one wonders how they're getting away with it in an historic district). The small art deco apartment building at 304 Ocean Drive, however, is plain, although it is well proportioned, and according to renderings dropped on exMiami its Luis Revuelta-designed replacement is a knockout.

Thanks :). It was fun to work on. If I see new projects going up, I will be sure to post them here. Ones that are significant will get a thread as procedure. For now thou, any new high rises or midrises I will post here. I wanted to make this thread because I notice the Floridas cities are dead on SSP. Miami gets attention, but not as much as it should. Also, other cities I noticed don't get the spotlight they deserve. ;)

I place the city a projects in via the title, then the info in the actual post. If I see multiple projects, I'll do it in sets. Usually, sets will be for midrises or low rises. I think anything 12/13 stories is significant for a individual post for neatness and a skyscraper usually 300 feet plus should get its own thread. Just like my NYC thread for only midrises/low rises, same procedure. I will be making a significant update to this in the next couple of days. Also to members, if I am missing projects or want to add some from other cities, feel free to do so. Just use quotes please for neatness :haha:.

The reason there isn't as much attention is because a lot of people on here see tall buildings being built in Miami or Florida and they just think "oh another boring condo tower"!
I just wonder how many other US cities wouldn't love to have half a dozen towers over 500+ feet going up in their downtown like Miami currently has. A lot of former SSP'ers from Miami have fled to other forums due to a lot of criticism about the city itself. There are more active forums for Miami & Florida than SSP now.

The proposed West Palm Beach Health + Wellness Campus

By a 3-2 vote, the West Palm Beach City Commission decided Monday to pursue Palm Beacher Michael McCloskey’s proposal for developing a 500,000-square-foot outpatient health center on the city’s “tent site” parcel.
The 2.4-acre parcel is in the median of Okeechobee Boulevard near Quadrille Boulevard.

McCloskey, head of FRI Investors, plans a two-towered, highrise that would be called the West Palm Beach Health + Wellness Campus. He has letters of interest from several not-for-profits, including Mount Sinai medical system, Miami Children’s Hospital, Jupiter Medical Center and Caron, the organization that operates several addiction treatment centers.

All Aboard Florida's Fort Lauderdale Station Will Look Like This

The future Florida East Coast Railway station will be located opposite the bus depot on the north side of Broward Boulevard, in the oh-so perfectly named Flagler Village, with a bridge over the tracks and driveway containing passenger amenities as well as a center platform. It was designed by Skidmore, Owings & Merrill as well as Zyscovich. It also has the same general aesthetic as the renderings released by AAF of the Miami station, giving the whole shebang a consistent look. And it will cost $30 million bucks.

Maule Lake has a number of advantages over Biscayne Bay, including its depth, which means there won't be a lot of sensitive undersea life to deal with, like there is in the shallower bay. A final island will contain communal amenities, like a club house for example.

Ram Realty Services acquired 80 acres in southern Miami-Dade County from the University of Miami and plans a massive project on the land.
The Palm Beach Gardens-based company picked up the property adjacent to Zoo Miami for an undisclosed price, according to Ram’s written statement released on Tuesday. Ram obtained financing from Wells Fargo for the first phase of the mixed-use project, which is dubbed Coral Reef. The company declined to disclose the loan amount

University of Miami once planned to build a south campus on the property but opted to sell the land to Ram instead. The first phase of Ram’s development includes 408 luxury garden-style apartments and 250,000 square feet of retail and restaurant space. Wal-Mart is committed to anchor the retail component of the first phase, with Chick-fil-A, Chili’s, LA Fitness and Panera also signed to leases.

Just found this thread today. Chris, this is amazing. A rapid urban transformation is truly taking place in Florida.

Thanks. :)

Yeah I'm planning a big update soon. I wanted this to serve as a big collection or mini data base of projects. Has been a while, and what I will do is transfer many of the Florida projects not mentioned, both high rises-mid-significant (low) rises, onto here. I'll work on it this weekend.

Lots going on in Florida.

Just a reminder that todays update does not include hypotheticals (With no renderings, just based on development rights) where developers have bought land and are planning projects from 200k t0 3 million sq ft. Several of those for S.Florida but I will only include them once they have renderings or have a good probability of happening. As a reminder, the Empire World Towers site has a supertall proposed, which was reveled yesterday.

Next City in a future update will be Orlando and its satellites.

They are keeping the food court. Adding new restaurants and food places though. They are adding 3 extra floors, new parking decks, something like 250k worth of expansion added to the already large footprint of the mall, and some luxury brands/tenants.

In terms of renovations, yes, some parts but the prime emphasis is on a new addition and the influx of new tenants, especially luxury.

In terms of the bus, I recall it being near the food court so one would arrive around that vicinity. Thus a reason that they are also keeping it as well. Its the main bus connect to the mall.

There will be work on it 2015 through 2016. Possibly taking a couple of years given the scope.

Goldman Properties has proposed 'Wynwood's first true mixed-use ground up building' for a site at 2700 NW 2nd Avenue that would contain 72 residential units, 68 hotel rooms, a little more than 11,000 square feet of retail, a little less than 50,000 square feet of offices, and large panels on the facade which will feature a rotating selection of art work. According to the Next Miami, the developer stressed that the 'evolving canvas' would 'in no event' ever be used for commercial advertisement because, you know, the temptation to use them as billboard space is there. The developer is requesting a few inofensive-enough seeming zoning variances from the city, is also planning on building a 101 space underground parking garage beneath the building. The days when common knowledge dictated that building anything below ground in Miami besides a swimming pool was impossible are long gone.

Morgan Flagler Village

Houston, Texas-based Morgan Group closed on the land for its Flagler Village apartment project in Fort Lauderdale, with plans to break ground later this year.

An affiliate of Morgan paid about $16.5 million for the 3-acre site between Northeast Third and Fourth avenues along Northeast Fourth Street. There, Morgan will build a seven-story, 350-unit apartment building, Evan Schlecker, Morgan Group’s regional vice president of development, told The Real Deal. The amenity-heavy project will also include commercial space and parking, Schlecker said.

MSA Architects and landscape architect Architectural Alliance are designing the development, according to plans filed with the city last year.

54 West Flagler would include a total of 391 units, along with ground-floor retail. A robotic parking garage with 185 parking spaces is also included.

Between the towers would be a “secret garden” of hanging plants. The design is inspired by both the Perez Art Museum and FIU’s Sky Lounge in Sweetwater.

Plans show that most of the units would be very small. The towers themselves would be squeezed onto a tiny 17,065 square foot lot, requiring a setback waiver. Miami’s UDRB will review the proposal late this month.

Alliance Capital is listed as the developer. Records show that the property is owned by Gutierrez Resnik Prop LLC, with an address on Alton Road.

Kobi Karp is listed as the architect."

City of Miami Commissioners gave the green light for a pair of 12-story residential, office, and retail towers called the Wave of Shorecrest by approving zoning and land-use changes for the area. The project, designed by architect Dean Lewis, is coming to a long-neglected area of low-scaled, low-rent houses and small apartment buildings just off the major intersection of Biscayne Boulevard and NE 79th Street and is meant to take advantage of a future Tri-Rail station that may be built adjacent to the site.

Despite the plethora of new high rises in the Miami area, it still comes across as rather car-centric! So many of these Oceanside projects, it looks like you'd have to have a car to get around!

Essentially yes. Unless your along a rail line or in Brickell near rail, for the most part, yes. Especially with the high rises out in the suburbs and they do sprout out there. A lot of them include tons of parking. There are bus routes, but yeah, your kinda limited to a car for convenience.

Wealthier people do not want to take the bus on a side note. Cars will remain a necessity for most especially with a lot of employment spread out over the metro.

Wow – thanks so much for compiling these images! These buildings are truly incredible. The Miami Innovation Tower is one of the most unique buildings I’ve seen!

I think a city that’s missing in the Florida discussion is Gainesville. Of course, it's no Miami or Orlando, but it was actually named one of America’s quickest-growing cities and there’s been a LOT of urban development lately. There has been constant construction over the past few years on the University of Florida campus and in the business/residential areas surrounding it. They aren't necessarily building out downtown Miami-esque skyscrapers, but there has been some beautiful low- and mid-rise buildings constructed recently.

UF's College of Business recently completed Heavener Hall:

University of Florida Health and Shands Hospital are also adding on. UF Health Heart & Vascular Hospital and the UF Health Neuromedicine Hospital are currently undergoing a $415 million expansion; the completed building will be approximately 521,104 square feet.

There is an area between the University of Florida campus and downtown Gainesville called Innovation Square which has become a major startup hub for research and tech companies, and they've built several luxury office spaces recently. Another one, Ingenuity, is set for completion in January of 2018:

Also lots of cool multifamily development due to the 50,000 students attending UF annually.

Savion Park was completed in 2014:

UF also built an ultramodern dorm specifically for Innovation Academy students that was completed recently:

A bit further out from the center of Gainesville in Alachua is Progress Park, another high-tech area which has recently seen a lot of urban development.

Nanotherapeutics just built a 183,000-square-foot facility (not too many great photographs, but it's striking in person):

Image courtesey: Nanotherapeutics LinkedIn

In that same area, the UF Sid Martin Biotechnology Incubator has a new, unique office:

Image Courtesey: Progress Park

As I mentioned before, it's no big city like New York, and buildings in the Gainesville area are generally built "out", not "up". New buildings with unique architecture are popping up everywhere, which I think is a testament to the power of urban development in Florida's often overlooked smaller cities.

Again, thanks again for this compilation! :)
