Costas Kondylis designed this tower as well as its southern neighbor 855 6th Ave. this tower has an L shape and wraps around the 336 ft 875 6th Ave. There is no official height but the render is comparable to the 615 ft Epic down the block. This will be across the street from the Manhattan Mall. A major retail block is allotted to the lower floors.

All of the buildings on the lot have finally been demolished. they are currently digging out the foundation.

Love this tower. A great new addition to Southern Midtown.

Lecom Sep 16, 2008 5:10 AM

Will probably result in being tolerable/decent infill. It's Costas, so we shouldn't expect anything special. Its strongest sides would be adding a major retail component to street level, bulking up the emerging cluster and extending the 6th Avenue canyon.

Antares41 Sep 16, 2008 2:33 PM

Agreed, in-fill at best, however, the Empire State bldg is starting to get a nice cluster of 500-600 ft bldg around it. This bldg will beef-up the southern midtown skyline along with the Epic, SkyHouse, and the other under construction skyscrapers on Sixth Ave (839 and 855).

This one won't be rising anytime soon. Here's the thread for 855:

Great looking tower. What was there before though?

CGII Feb 1, 2009 2:12 AM

Some little rundownish four-five floor retail building.

NYguy Feb 1, 2009 12:48 PM

Yeah, nothing special from the hundreds of similar buildings in Manhattan. Jacks's 99 Cents store still stands.

Its being said on other sites that the plan for this one is that once the foundations are completed all work is to stop. I do not know the validity to that

Sounds accurate. I've read somewhere that a lot of these sites will have their foundations completed for now.

Under terms of the PLA, unions have accepted work rule changes including no strikes or work stoppages; a standard eight-hour workday and 40-hour work week; overtime at time-and-a-half; eight common holidays; flexible starting times and lunch breaks; maximum utilization of apprentices at training wages; and strict adherence to safety rules and a standard of excellence for performance. The BTEA and unionized contractors have agreed to the following terms: no lock-outs; reduced and frozen wages for management personnel; fringe benefits and bonus reductions; reduced profit margins; reduced material and supply costs, to be passed onto owners; and improved project management and efficiency.

The agreement will be made available to private projects at risk from May 29, 2009 through June 30, 2010, and any project approved during this period can be built under these terms and conditions for the full schedule of the project, even if work continues after June 30 of next year. "The BCTC and BTEA will determine if the PLA will be extended and made available to projects starting after June 30, 2010 based on economic performance in the coming year," according to a release.

Along with Beekman Tower, some of the other projects citywide that will be moving forward under the PLA include 80 Dekalb Ave., Tower 111, 150 Amsterdam Ave., 200 and 300 North End Ave., the Milford Plaza Hotel, a Hunter College project and and St. Mary’s Children’s Hospital, among several others.

At first I was like where is this building located. I searched on Google Earth and realized it located right next to Manhattan Mall. This is going to be tall for the area. But no where close to ESB.

Along with the 839 Sixth Ave @ 614ft , the Epic and 885 6th should form an interesting cluster.

sbarn Jun 3, 2009 10:52 PM

Has it been confirmed that this tower will move forward??

THE BIG APPLE Jun 7, 2009 5:47 AM

This is coming 885 6th Ave is coming and Fitzpatrick Hotel is coming. Epic is there, and all of them are around 600 ft. This will be a nice and uniqe cluster.

CurbedWire: Tower 111's Tumble

http://curbed.com/uploads/2009_6_crane1.jpg

Thursday, June 11, 2009, by Joey

MIDTOWN—The Midwest has cow-tipping, and Midtown has crane-tipping. The latest mishap happened at Tower 111, the 47-story office tower designed by Costas Kondylis rising near the Manhattan Mall on Sixth Avenue. A tipster writes: "Crane came down on the project site on 31st st and 6th ave right before 2 PM today. Tons of gawkers and construction workers milling around."

Shame that the actual name came out only when there was an accident.
