Douglaston Development, which built the Edge, has taken the lead on developing a nearby site at 3 Northside Piers. It plans to break ground on the $300 million project by March.

The vacant lot directly on the Williamsburg waterfront has been in limbo for several years. It was initially supposed to be the third condo in the Northside Piers development, but the plan was axed after the first two buildings were plagued for a time by sluggish sales and price cuts.

It could be a 600 footer. Nice height for a building especially since it's in Brooklyn.

The rendering actually shows the building with 45 stories, not 40, although the article states otherwise. As the project is residential I highly doubt it will top 600', although I would think 500-550' is a good bet.

Even then, this is going to tower over all the existing buildings around it... very nice addition to the WBurg skyline. It's going to be much more impressive once the Domino Sugar towers are up as well.

Good point, I'd forgotten about that project, and according to Crains that project is breaking ground next year. This is a pretty good looking tower as well.

That area has been rezoned for such highrises along the waterfront. Things had slowed down a bit, but in about a decade, I wouldn't be surprised to see towers all along the Brooklyn/Queens east river waterfront.

Fantastic news!

Williamsburg is truly booming. The construction of this, the Domino Plant towers, and Rose Plaza (not to mention Hunter's Point etc in LIC) will yield almost 10,000 new units in the neighborhood, and that's not counting the huge number of smaller projects.

What about height restrictions? Is that even enough by 500 or 600 feet?

I'm not sure what you mean, but the Williamsburg waterfront was rezoned years back to accomodate highrises.

Brooklyn Is Set for a Building Boom .

The building will be several blocks from a new Whole Foods on Bedford Avenue, the neighborhood’s main commercial thoroughfare, as well as a parcel of mixed-use buildings on Bedford recently purchased by Waterbridge Capital and RedSky Capital. That joint venture plans to upgrade the site’s 50,000 s/f of retail, and lease the space to clothiers, restaurants, and necessity retailers like dry cleaners, grocers and pharmacies.

New Whole Foods on Bedford? ... thats news the me! With the continued development of Williamsburg, I think something will have to be done to alleviate congestion on the L-line, which is already running at capacity in the mornings.

"A Curbed Tipster sent in these photos showing that ground has finally broken on Tower 3 at Northside Piers, just five months after that was scheduled to happen following a dormant state of several years. Last year, we wrote about the planned 40 story, 510-unit rental building that will be built by Douglaston Development in partnership with RD Management and L&M Development Partners. Toll Brothers, who are still catching lingering heat on the build quality of the existing Northside Piers buildings, will not be involved in Tower 3. Douglaston has decided to name the FXFowle Architects-designed building the sub-bronze medal 1 North 4th Place, which we really hope is only a working title for the tower..."

This tower will dominate the area, it will be interesting to see it rise. Does anyone know the actual height? Doesn't look like that has been released.

This tower will be 400 ft.

There is an approved 500 ft. tower on the waterfront in Greenpoint that's supposed to break ground soon, so there will be taller buildings in the vicinity.

Most of the heights for all the new developments along the Greenpoint-Williamsbrg waterfront top out at 400 ft., so you will get lots of buildings in this general height range over the next few years (in projects like Greenpoint Landing, the Domino Sugar redevelopment, etc).

I thought some of the towers looked closer to the 500' range? Are you sure this is only 400'? I'd place it closer to 450-500' based on the renderings and floor count...

It'll definitely be nice to see Greenpoint Landing & Domino get underway. Those are far bigger game-changers than this, and will really complete the waterfront. I wonder how integrated GPL and Hunter's Point South will be, since Newtown Creek divides the two... until it's cleaned up I can't see people wanting to walk over it. It's horrible.
