This render is north looking south, which doesn't fully represent the scope of downtown as does the classic shot from Allen Parkway/Memorial.

Can't wait until some of these projects start out of the ground, which isn't going to be until early next year. That will make the image a bit more, umm, concrete.

You're right.I remember seeing that parking lot high-lighted for residential last week, didn't make much of it though at the time because the source for it was created back in late 2011.

Retail District Planned for DT Houston, to be centered around Dallas St.

City officials and local real estate developers, appointed by the mayor to help jump-start downtown retail, are proposing using tax dollars to help create a new shopping district in the city center.

Their hope is to transform a portion of downtown into a vibrant commercial hub with national, regional and local retailers operating amid sidewalk cafes in a pedestrian-friendly environment.

The additional activity would be centered around Dallas Street but likely expand to other parts of downtown, they said.

The plan would involve providing financial incentives to property owners within about a 20-block area who add retail tenants to their buildings or vacant parcels of land, according to members of the Downtown Retail Task Force who discussed the plan with the Houston Chronicle editorial board Thursday.

"This is a bold concept and initiative," said Ed Wulfe, a veteran retail developer and task force member. "It's not going to be easy."

The group envisions Dallas Street as the "spine of a shopping district" that would extend from Milam to LaBranch. Dallas was selected because of its proximity to properties that support retail: the George R. Brown Convention Center, office buildings, and hotels and residential buildings - more of which are under development.

The group also cited existing downtown retail in the Shops at Houston Center and GreenStreet, the former Houston Pavilions, as key to expanding the shopping district and adding more stores and restaurants to their properties.

***

On one side of the street, outdoor cafes are shown lining the three-block GreenStreet development and a new high-rise has been added to the property that task force members said is a proposed hotel. Across the street, a major retailer occupies the ground floor of the Sakowitz Building, currently used for parking.

Officials said they are still determining how the financial incentives would be structured, but they likely would be tax reimbursements paid to the property owners after the stores are open. The program would be limited to retailers who sell items such as clothing and "hard-good" merchandise. Restaurants and bars would not be included.

Ideally, new shops would begin to open in July 2015.

Hehe...Dallas Street...Then again Dallas has a Houston Street.

Regarding the Dome, meh. I used to be sentimental, but I think the mourning period with the open casket wake is done and it's time to bury the dead.

Put the Dome out of its misery. total gut job, deface its architectural integrity..it kind of defeats the purpose of keeping it IMO.

In that last rendering, where exactly is that new tower suposed to be? It appears as if it is floating above GreenStreet.

People also want the Dome to stay because of everything that went on inside since it was built, but I too don't care much about the current plans for it. Would not bother me if it's demolished..

Confirmed development, it was first rumored back in June that Midway would add a hotel to Greenstreet, and confirmed by the Houston Chronicle today.

The Astoria will be a pretty cool building since its located on such a small plot of land. Id like to see more towers built on smaller plots of land instead of using an entire city block for one building.

Plans for Hughes Landing include 1.5 million to 2 million square feet of office space, 800–1,000 apartment units, 175,000–200,000 square feet of retail, 200,000 square feet for a hotel and a fitness center to serve workers, said Alex Sutton, co-president of The Woodlands Development Company.
Within two years, much of Hughes Landing—located on the east side of Lake Woodlands between Grogan’s Mill Road and Lake Woodlands Drive—could be completed, including a grocery store, parking garage, restaurants and luxury apartments, he said. Sutton said the entirety of the development, including as many as 11 office buildings, could take five to 10 years to complete, depending on demand.

“There’s a lot of buzz in the market that Hughes Landing has created,” Sutton said. “There’s a strong interest in it, and we’re very pleased at the pace that it’s going.”

thanks for posting those Urbannizer. i couldnt figure out how to capture images from the PDF without taking screenshots. the tunnels are amazing and would be a game changer for downtown, but in all reality, thats the most expensive alternative i would imagine, so it probably wont happen. i wouldnt mind them tearing down 45 and rerouting it along 59 and 10. i schemed up the same thing about a few weeks ago on HAIF. it doesnt do much for opening downtown to the East End (unless they tunnel 59 like it looks like they have planned in that proposal also, though that one has a much narrower elevated portion than currently existing, for the 45 reroute.. still, its a "barrier"), but it would do a ton for opening up downtown to midtown and could allow for developers to finally break the "barrier" of downtown and 45, and develop those parts of midtown seamlessly with downtown.

The 38-story residential tower, Five Allen Center and Greenstreet Hotel are missing. It shows the 35-story residential high-rise , but International Tower pretty much blocks it from that view.

As for 6 Houston Center, your right. That's the new design.

So far I would love to see the Scheme D break ground in Houston. But I think that one will also be one of the most expensive projects, just for the fact that they're going to need water pumps to keep the tunnels dry.

I had no idea there was even any consideration, any ideas on the table, for redesigning the freeway loop around Houston, albeit to foster a more urban environment. This speaks volumes, especially about a Texas city. I always found Texas to be amazing in that it's still building freeways left and right like it's 1979, and I understood, because land in the state is nearly an infinite resource.

thats the new 35 story residential tower thats proposed for the west side of market square. i didnt notice it at first but urbannizer pointed it out to me. though it sure doesnt look 35 stories from this angle. maybe there is a set back in the design and more of the height is on the south side, behind International Tower?

It looks to be about 13 stories tall from that model. Glad to see all that atrocious parking going away. Great times for downtown Houston. Wish there were this many projects going on or on the way when I lived in Houston house downtown.

It's just not an actual portrayal because all accounts points to it being 35 floors.

The Hines residential tower is proposed for the block that is southeast of Market Square (Preston and Travis), not west. The red block that photoLith is speaking of is west of Market Square on the northwest corner of Preston and Milam.

Two different mixed-use projects I stumbled upon. Fairly recent, not sure how serious the two proposals are but both have done some work that does exist.

He is not talking about the Hines residential building next to Frank's Pizza. There is a 35 story residential building proposed for Preston and Milam. No rendering yet that I know of.

Two different mixed-use projects I stumbled upon. Fairly recent, not sure how serious the two proposals are but both have done some work that does exist.

I'm familiar with the three cranes, but not the project. Any renders? Will this be more than a midrise?

The City is looking at different options for the sections of I-45 and I-59 that surround downtown, to give the city better connection to Midtown, the East End and improve pedestrian activity. Alternatives include: Tunnels, parkway, one-way loop and removal.

So Houston's getting a Big Dig? As much as I like how that project turned out, it was 20 years of utter chaos to get there.

I've searched all around for renderings, can't find anything. It will be 6-stories (2-levels of parking).
