Now that a prominent development partner and architects are on board, a key site catty-corner to Bryant Park is moving closer to a resolution.

The Post has learned that Hines Interests is now working with Pacolet Milliken Enterprises, the owner of 1045 Ave. of the Americas, which takes up a full block front between West 39th and West 40th streets. The now-vacant site previously hosted the headquarters of Milliken & Co. and was recently demolished.

Additionally, the architecture firm Pei Cobb Freed has now completed conceptual designs that do not need discretionary approvals, the owners advise.

Richard Webel, president of Pacolet Milliken, said, "Together with Hines Interests, one of the leading real estate development entities, Pacolet Milliken has been working for the last several years to formulate a project that can satisfy the demands of both users and investors for the highest quality office space on this unique site. Offering in excess of 400,000 square feet of rentable area, the project is potentially positioned to be at the leading edge of the next development cycle."

Paul Amrich of CB Richard Ellis, who may or may not be the agent for the future tower, declined comment through a spokesman.

In December, the owners of the adjacent and recently landmarked Springs Mills Building, at 104 W. 40th St., sold 65,085 square feet of transferrable air rights to Pacolet Milliken Enterprises for about $12.2 million, or just under $200 a square foot. A spokesman for Savanna Partners, the owner of Springs Mills, declined comment.

Back in March 2009 we warned you that Milliken was tearing down its former showroom building and planning a new, as-of-right development.

No matter what is constructed, both the city and the Bryant Park Business Improvement District would be beneficiaries of enhanced payments and an improvement in the landscape.

Yet another piece of the puzzle, which is the impressive 6th Avenue skyscraper canyon. Fill in just a few more of these gaps, and we're gonna have an uninterrupted canyon of tall skyscrapers stretching from 24th all the way to 59th Street. Thirty-five blocks of 30+ story skyscrapers, back to back. Truly a backbone for Midtown's impressive skyscraper mass.

well,Tower Verre is about 600,000 sq feet, perhaps a slim tower with a similar form can rise here at a smaller height. :tup:

ive talked to guys at the site last year and they said this sight should be fully developed by 2013

This would be a great opportunity for something tall because its right next to the Bank of America Tower and the Conde Nast Building (and Times Square)

The developer is Hines, same as Torre Verre, which is certainly promising.

Hines is one of the nation's largest and most respected developers.

A very tall, glassy tower would probably be best at this location, IMO.

Except this is going to be office space, so it won't be anywhere near that form. I would love it if if made the 600 ft mark, but even a 500 footer would do here because it's over the park in a similar fashion to the BofA tower.

While a residential would have been taller, this should still be a lot taller than the typical 400k sf office tower because the site is small. While it runs the whole blockfront, it's quite shallow.

We'll see. I still predict a 500 footer, stretching a bit maybe even a 600 footer. A 700 footer would be fantastic.

I’ve been curious as to what is to become of this plot; I frequent the Marriot next door and have been keeping an eye on the deconstruction for a little while now. It’s a prime location and should provide for a nice addition to 6th.

^ Yeah, I was trying to envision just what would be appropriate for that location when I walked by a few days ago, and I predict a straight slab to maximize floorplates. Maybe 500 ft or so. I'll just wait and see.

Mr. Minskoff says he will begin construction without any pre-leasing on a Maki and Associates-designed, 430,000-square-foot tower on a site overlooking Astor Place that he acquired in late 2007. Just outside the trendy East Village, it's an unorthodox location for an office building. Most of the city's modern office space is in Midtown and the Financial District.

But in a recent interview, Mr. Minskoff predicted that the building would attract high-tech companies, investment banks, insurance and advertising firms. "It's an area that a lot of young people want to work in," he said. He plans to charge about $65 a square foot per year, a modest amount for new space.

Speculative office development has ground to a halt in recent years as rents and demand have plummeted and financing for such risky projects has become difficult to obtain. But in the past year, occupancy rates and rents have improved somewhat as the city's economy has expanded.

If Mr. Minskoff is able to break ground, it would be the first sign so far that the financing spigot has reopened. He said that he is working with a construction lender whom he declined to identify. Of the financing, he said he is "processing it at the present time."

...Mr. Minskoff isn't alone in eyeing office projects. A joint venture of Pacolet Milliken Enterprises and Hines recently confirmed plans to build a more-than-400,000-square-foot skyscraper at 1045 Avenue of the Americas, to be designed by Pei Cobb Freed & Partners, though it's unclear when construction will begin. A spokesman for Hines said the developers were still deciding whether to have a pre-leasing requirement.

People with inside knowledge estimate what we could see rising here please. I like reading through guesswork and speculation :P
