New renderings, tenant names released for Shenandoah retail and entertainment district

Development of Metropark Square in Shenandoah has been a long-time coming.

The 70-acre development has been the vision of retail conglomerate Sam Moon Group since 2003. The multi-use district will feature multi-family apartments, retail shops, hotels, entertainment venues and more.

Phase one of Metropark Square began in November 2016. The first tenant, AMC-10 (with an IMAX screen), has an expected move-in of November 2017 and opening of December 2017. Moon said much of the restaurant, retail, entertainment area will be open by March 2018 at the end of phase one.
Phase one will also include an outdoor pavilion/event space, where community events can take place in the future.

Phase two, beginning in the first quarter of 2018 and ending in 2019, consists of construction on a 329-unit, high-end housing complex that will take roughly 18-20 months to complete. A 150-room, select-service Hyatt House hotel will be in construction during phase two.

The final phase aims to be completed by 2020, featuring a proposed full-service Hyatt Regency hotel, a nationally recognized limited-service hotel and another multi-family living space.

Leasing flyer is out for One Market Square. Currently the garage is being built. Like Capitol Tower, the office levels will be constructed once a tenant signs on.

I've never been in one of the donut-style mid-rises, but I've wondered about the view from the apartments on the inside of the donut. Seems like the views would look right into the garage, unless I'm not picturing things correctly.

Doubt it, its funded and its a group that wants in on the Houston market (the partner). This is more like regent square where the Sovereign went up and they rest of the phases took for ever. Phase I is going to happen and soon, but true to Houston this thing will be sandwiched between a Federal Reserve Bank branch, a housing project, and a natural bayou with a beautiful park. I hope the overpass bridge gets finished like the rendering and in phase I.

I don't care for the sky bridge, I rather see people use the crosswalk that was recently placed there as part of the Allen Parkway improvements.

The design for the hotel/condo tower and lifestyle center is said to be locked in place, phase II and III may change.

Houston Multifamily Market Gained Traction in First Quarter

In fact, residents leased a significant number of units, resulting in a net absorption gain of 4,916 apartments during the first three months of the year, exceeding the net of 4,423 units absorbed during all of 2016, according to Berkadia’s Q1 2017 Houston Multifamily Report.

Rental numbers were strongest in the Westpark/Bissonnet submarket where occupancy was the highest in the metro region, 94.3%.

“A lot of product was priced to move,” Ryan Epstein, senior managing director, Investment Sales, in Berkadia’s Houston office told realtynewsreport.com. “There is more traffic in the city. More traffic, more demand.”
