I've been thinking about changing the northern boundary from Mercer to Denny Way. The reason is that LQA/SLU are not really the traditional CBD any more than CH/FH are, although LQA has the Space Needle/Seattle Center/Key Arena.

Additionally, Belltown seems more "downtown" than not and is south of Denny.

What do you guys think?

Legacy is building 279 apartments between Fremont and Wallingford

Construction fences went up last week at 3801 Stone Way N., a site between Fremont and Wallingford where Legacy Partners Residential will build 279 apartments.

Forgot about this one. The "Three20Apartments" on Capitol Hill, ever so slowly winding down construction till this day... Fall was so pretty.

This is from a walk back in January on a tense night... I worked at a small independent postal shop on the ground floor of this building for a minute back in the 1990s.
This is 12th and Pike. Any leads on what's going in here?

12th & Pike is about 90 units if I recall.

The current boom might be getting close to 20,000 units within city limits including completions and starts, like demo at least. Maybe a hair over half that figure would be underway now.

mSeattle, thanks so much for starting this wonderful thread! It's fantastic to see all of the development outside of the Downtown Core.

Please don't stop contributing anything you can find. These changes are absolutely unreal to me since my last visit, and some of the designs are beautiful.

I'm way overdue for a visit. Thanks again!

Apodments - 3266 Avalon.........from the first page. Does anyone know if the brown siding is vinyl or metal cladding? Its pretty ubiquitous here in W. Seattle......and fairly cheap looking and ugly.

It is cheap looking, but I think if they chose a different color it wouldn't be bad. People I know from west seattle will complain endlessly about anything that's not a single family home with a household income of over $240,000 a year.

Don't they complain about rich folks too? Being moderate-cost is also in West Seattle's DNA.

I think they're just used to benefits of being in the city but sort of "removed" from it.

I believe this is a Marriott Residence Inn in the U District. It's a podium 7-story building. Pretty raw contemporary.

No, that's a 12-story office building in South Lake Union. Beyond it are lowrise offices that have topped out on the right, and the UW's satellite life sciences research campus on the left.

The Marriott in the U District dug much deeper, waited a year or two, then recently started pouring footings, etc.

Two projects in W. Seattle going in front of the design review board; no renderings yet:


One week from tomorrow, the Southwest Design Review Board meets again, with two projects on the agenda – a two-building, ~100-unit, ~85-parking-space project at 3257/3303 Harbor Avenue SW (map; first reported here last month), and a 4-story, 16-apartment, 16+-parking-space building proposed for 1606 California SW (map; first reported here last October).

Excuse me...........when did it become wrong to have single family homes in Seattle? I don't know about you but I like a city with a diversity of housing stock. As for me, despite the fact that I am from W. Seattle, I like it all. ;)

I think the picture shows it pre-paint. One of their latest projects also included some textured siding.
