located at the western edge of midtown manhattan, is the clinton park mixed-use
development designed by ten arquitectos. it will occupy more than half of a city
block with 1.3 million square feet of commercial and residential programs.

the project fills a void in the urban fabric by integrating multiple commercial uses
at the base and providing needed housing in the 27 floors above. the base building
will include a 50,000 square-foot auto showroom fronting 11th avenue with 250,000
square feet of service floors below grade, a 30,000 square-foot horse stable for
the nypd mounted police, a 7,500 square-foot neighborhood market, a 30,000
square-foot health club, and 200 parking spaces.

the residential form sitting atop this plinth creates more than 900 apartment units,
including 20 percent inclusionary housing.

the overall massing of the project slopes up and away from clinton park, starting
at 96 feet along 11th avenue and climbing up to 348 feet at the middle of the block;
this height transition negotiates two very dissimilar urban scales: the flat, horizontal
one of the park located to the west of 11th avenue and the vertical, windowless
structure of the telephone switching tower to the east of the site.

securing light and air for a great majority of apartment units, the double loaded
corridor shifts diagonally across the site in a unique orientation to the manhattan grid,
reducing the building’s mass adjacent to the neighboring buildings.

each floor steps up from the one below, allowing for unobstructed views to the park
and hudson river and providing private roof terraces with green roofs on every floor.

the building’s mirrored structure introduces the creation of two garden terraces,
a green feature among the city’s urban grid. the gardens and the green roofs
on each floor introduce a refreshing sense of proximity to nature into the otherwise
massive structure.

a varied treatment of street walls and interior facades creates a solid exterior
with smaller openings along the street edges of the building, while lighter facades
skin the building where the form pulls away from the street. this language of interior
and exterior makes reference to the historic court spaces of new york city housing.

on the ground floor, the design reconciles the complex program of the building by
placing the dealership and horse stable on the two opposite spaces below the terraces.

the design of the project capitalizes on the site’s through-block condition
and its spectacular views to clinton park and the hudson river.

This one never really quite grabbed me, but good to see its under construction at least...

totally forgot about this one...nice to see it's UC :)

Dac150 Aug 6, 2009 4:53 PM

Wow, I thought this one was on the chopping block, never mind under construction. Very nice to see.

To me, this looks almost like a Vegas-style hotel.

Dac150 Aug 6, 2009 4:57 PM

But the massiveness it what makes it appealing to me. We may have seen better facades, but the structure itself size wise is like a 2 Penn Plaza; simply huge.

Lecom Aug 6, 2009 6:12 PM

This one would never have worked anywhere else in the city but on that specific site. The block was pretty much doomed by AT&T's switching station - hands-down the ugliest highrise in the city. At least the one Downtown is tastefully designed. If the architect were to place conventional towers here, AT&T still would've thrown off any imaginable composition with its ugly bulk. The only solution was to design something so massive and bulky that it would actually overpower AT&T's presence. And designing a good bulky building, as precarious of a task as it is, is even more difficult on this site as the other side abuts a park. The architect succeeded at coming up with a design that draws attention away from the butt-ugly AT&T, without necessarily overpowering the rest of the neighborhood or, most importantly, the park. Face it, this building would've been a complete failure on any other site in the city. Besides, it's an original design and the program is fascinating (how many other condos feature friggin stables?). And though I like the touch with the unbroken spiral of hanging gardens, the midblock bulk still seems more overpowering than necessary. Perhaps the architect could've lessened its wall-like presence by cutting significant apertures in its mid-block section (without breaking the spiral at the top).

At least more thought went into this one than into the two massive turds seen to the right in this picture:

Hey what ever happened to this building? It looks interesting, would love to see new updated photos of the construction.

JSsocal Jun 24, 2010 6:29 AM

Hate to disappoint you, but this one is stopped for now. They only planned on building the first three floors for now, (the ones that will house the mercedes dealership, and probably a sales office with models). But fortunately they are sticking with the plan, and as you can see the third floor will be the first of the stepped back design, so when they do decide to continue, it will be the original design.

Lecom Jun 24, 2010 4:17 PM

Much better to see this one stopped at such an advanced phase than having it never see the light of day altogether. Whenever they're gonna resume, it's gonna be according to the original plan (or at least something similar), so we won't risk the chance of a crappy redesign featuring some run-of-the-mill townhouses or apartment boxes.

evanmack Jun 24, 2010 5:09 PM

This is actually pretty nice.

BStyles Jun 24, 2010 10:22 PM

They've revolutionized the fire escape with this building.

Bringing a little bit of Las Vegas to New York. It's a nice design.

Rental Tower Clinton Park Still Rising Over Hell's Kitchen

http://ny.curbed.com/uploads/clintonpark1_7_10.jpg

Last we checked on Hell's Kitchen's forthcoming Clinton Park project from starchitect Enrique Norten and the Walentas team, construction was off to a slow start. But no longer! A tipster sends in the above construction shot, taken from Eleventh Avenue and 53rd Street, of the luxury rental ziggurat with future Mercedes Benz emporium and NYPD horse stable below.

Our tipster writes, "After a year of horizontal growth, they are aggressively rising vertically, adding four floors in about a month—a fast clip for a project in this uncertain economy." Trying to make up for lost time?

Great news, I saw this yesterday...

I'd like to see more pictures of the construction, its hard to tell whether they are building the entire tower or only a portion of it.

scalziand Jul 9, 2010 1:37 AM

^Clearly they've started the the tower portion already. The point where construction would have stopped was the 3rd floor, and as you can see they've passed that.

Dac150 Jul 9, 2010 2:52 PM

This is a nice surprise to see; hopefully it will keep rising.
