AUSTIN | Inspire on 22nd | 185 FEET | 18 FLOORS | Complete

My last post in the update thread about the "Capstone Hotel" as well as my last post in the Skyloft thread about it possibly changing its name were actually for this new project. It's called "22 West Residential" and will be 18-stories. There will be four underground parking levels, and the first two floors will be for "student gathering and support." Levels 3-18 will be residential.

It's being developed by Capstone Collegiate Communities:

The construction contract has already been awarded to Hoar Construction:

From the contractor:

The team just won the contract for a private campus housing project, owned by Capstone Collegiate Communities, on the University of Texas West Campus based on their excellent budgeting and planning process. The 18-story tower will include 153 units and 441 beds.
The Site Plan:

Demo permits have been filed to clear the two buildings on the site:

The site is the NW corner of 22nd St and Nueces. It's just down the street from where Skyloft is going up, and the construction fencing for Skyloft can be seen in this Streetview photo:

Here's the list I have of West Campus projects that are over 10-stories:

Skyloft - 18-stories
22 West Residential - 18-stories
Aspen West Campus – 17-stories
2100 Nueces - ~17-stories
Marriott – 11-stories

Crazy how dense West Campus is and is going to be.

Yup. And there are a lot of 5 to 9-stories buildings that have been going up that we can't even keep up with.

lzppjb Feb 17, 2017 8:45 AM

I was thinking of creating a list/map, but you will probably beat me to it. :D

lzppjb Feb 17, 2017 8:45 AM

Can you start a list of those smaller projects? I know 2100 Rio Grande is one. Rowling Hall is another building going up in the area, though it won't house anyone.

Is west campus not the densest part of Austin yet?

I remember living in one of those classic 6-floor apartment buildings that take up half a block. Good to see some taller buildings going up around there though. Hopefully it will lead to some more non-residential development in the area.

I believe it is the most densely populated sq mile in texas.

It is the most densely populated census tract in the state, yes, and has been for quite some time IIRC.

lzppjb Feb 17, 2017 10:30 PM

Yep. I was just commenting on how much more dense it is becoming.

I wouldn't count Rowling Hall since it is on campus. I haven't made any attempt to keep up with the under 10-story crowd of West Campus buildings. The 7-story 2100 Rio Grande project you mentioned has its own thread because the developers were originally seeking an exemption to reach 175'. There is also the Nine which may be 8-stories. But other than that I would suggest backtracking through this thread to check out Urbannizer's photo updates. That would be a start.

Site plan with elevations. They show it to be 186 feet with 18 floors. The lobby level is 0 feet on the elevations and the average site elevation is 6 inches lower than that number. There's also an another line dropping 1 foot 5 inches below that 0 foot line that shows part of the building reaching that point.

This also gives a hint at the design, and it'll have an interesting main roofline that will be slanted on all sides.

If this was complete today it would be Austin's 73rd tallest building listed between the IBC Bank Plaza and the Hyatt on Barton Springs.

The site plan was approved and released this week. The elevations (pages 17-20) show an angled roof line.

Nice! Will help to break up the plateau a bit.

The place is now being gutted as the big boys continue utility work.
