"The Ignite the Spirit campaign team is responsible for raising $5 million within the community towards the total cost of the new facility."

I assume that 5 million isn't the total cost.

Food outlets secured for power centre
Steve Goodwin

Healthy food choices will be a benchmark for restaurants in Albion Place, developer Paul Brown says.
Brown, who the Town of Stellarton has hired to secure tenants for the power centre, says food outlets already confirmed will apply that standard.
They include the Brownstone Café on Lawrence Boulevard, across from the Holiday Inn Express and an outlet he did not name at the western end of the street.
He said he feels compelled to find tenants that match the health and fitness theme of the Pictou County Wellness Centre that is being built within sight of the power centre.
“It’s a place for families to go and have healthy, reasonably priced food,” he said. “They’re not going to have deep fryers. The food has to be of a high quality because of our proximity to the Wellness Centre.”
The Brownstone Café is registered to Joan MacLellan of Antigonish. It will consist of a 2,700 square-foot indoor area and a 1,400 square-foot deck overlooking the gully and the seasonal brook that runs through it to the East River.
It will have a full bar and a variety of coffees and teas and have Mediterranean-style décor and menu.
The other confirmed food outlet will be on the south side of the intersection of Lawrence Boulevard and MacGregor Avenue. It can accommodate a smaller building and parking lot, similar to the property on the north side of the intersection that is still for sale.
Brown once again said fast food outlets are not part of the mix in Albion Place.
“I don’t have any land for fast food outlets,” he said.
Brown said the power centre also includes 13 acres of land across MacGregor Avenue from Lawrence Boulevard, behind the Wellness Centre construction site.
“It’s deliberately set up for a couple of box stores,” he said. “That’s going to be a busy area.”
Brown repeated his support for a roundabout to accommodate the growing traffic load once the Wellness Centre is completed and the power centre gains more tenants ...

A few updates on projects:

- Central will be opening Monday
- Looks like site prep has started for the Access Nova Scotia
- construction on the 104 twinning has jumped into high gear again so if your travelling through there is a possibility of some delays.

Work on strip mall proceeds at power centre
Steve Goodwin

Work will proceed on a strip mall in Albion Place this summer, developer Paul Brown says.
Brown, who the Town of Stellarton hired as a consultant to secure tenants for the power centre, says construction at the strip mall will depend on when drawings are ready and more occupants are confirmed.
“We’re just firming up tenants,” he says.
“We have the design done, and the ground is ready. We need drawings completed and more tenants committed.”
The power centre is slowly attracting more tenants to go with the Holiday Inn Express and Central hardware store already open.
Three other tenants have been confirmed, including the Access Nova Scotia motor vehicle centre and the Brownstone Café, one of two food outlets locating in Albion Place.
Town council formally ratified the agreement and land purchase with Brownstone Café at its monthly meeting Monday.
Brown confirmed the town has extended its contract with Brown through Sunrise Realty for another three years.
“It allows both parties to plan for the long term,” Brown said. “The job is a long-term process.”
The town has also begun work on a sidewalk along the north side of Lawrence Boulevard, while work continues on flattening land in the second and third phases of the power centre

Consultant for Albion Power Centre develops vision

STELLARTON – Paul Brown sells a vision, business solutions; not just dirt.
Brown is a development consultant, with more than 30 years of experience, hired by the Town of Stellarton to develop the Albion Power Centre.
Brown talks to businesses interested in locating to the centre about what the 800-acre land has to offer their company as well as its employees. He tells them that Pictou County offers affordable housing, highway access, great recreation with the Wellness Centre and a very good family lifestyle.
“I’m not selling dirt,” said Brown. “I’m talking to business about what they want and need.”
When Brown, who resides in Thailand, got the call from the town asking if he was interested in the large task of developing the 800 acres piece of land, he had to consider the existing infrastructure.
He said since Pictou County has no governing body to attract businesses, nor an existing database of businesses, retailer or industries interested in locating Pictou County, the task of developing the park would be difficult.
“So, I said ‘What do we have from a physical side?’ I quickly established the primary and most important thing that we have is that the Trans-Canada runs through Pictou County,” said Brown.
The two-exit access is key in developing a retail and commercial park, said Brown.
“Well this is the only two-exit access between Sydney and Quebec City,” he said, adding Pictou County’s location on the Trans-Canada is close to key marine entry points to the province, North Sydney and Caribou.
Phase I of the project, said Brown, is the land located between the highway and the Lawrence Boulevard. That land has been developed for retail, with a strip mall, due to begin construction this summer, Central Supplies, a big box retailer, the identity of which he could not reveal, and a food retailer as well.
Brown said the identity of the food retailer he couldn’t discuss, but he did say it is not Sobeys or Superstore.
Phase II of the project will begin to develop commercial property. Street three is currently under construction and Brown has had an interest in a majority of the property divided into plots of land.
He said the park will also include parkland, streams, picnicking area and walking and biking trails that Brown is looking to connect with the existing Albion Trail.
“We are trying to get highway traffic but you are also trying to bring in a reason, a rationale for people to say ‘Let’s go to Stellarton for the day,’” said Brown.
He said Albion Power Centre development is broken up into retail, commercial and industrial so the infrastructure will grow in all segments.
“Phase III becomes what I would call business retail/wholesale,” said Brown, adding it has the land to develop for the next 10 to 15 years
