This looks pretty legit!
Hell, we could use something like this downtown to replace one of the many balcony boxes going up.

Too bad this tower's podium is a bit weak.

unfortunately, most towers out of the core have horrible suburban bases. just because everything around you is suburban doesn't mean your tower should be suburban, in my opinion.

This looks pretty mundane to me, typical average condo building you'll find anywhere else in the Boroughs/Burbs. This reminds me of circa 2006 RoCP. Apart from some condos along the waterfront (Pinnacle), I don't see how this beats anything downtown (marketed within 2-3 years).

Exactly. I think this tower, being higher quality than the rest of the development, would have been a great opportunity for an urban podium. :(

The cladding is pretty nice though!

Travis007 Oct 11, 2011 10:30 PM

I'm going to go get us a photo update of this tower, soon. It appears to be close to being topped out and cladding is up to around the half way mark. I still think it looks pretty average, but considerably better than Tridel's previous Essex phases, and way better than Pemberton's crap going up at Islington station.

caltrane74 Oct 12, 2011 2:38 PM

Thanks, that would be nice!

Parc Nuvo at Dundas and Kipling, right next to the Kipling Subway station.

The Tridel standard for cladding (spandrel).

Photo's by me from today.

oh man, some crazy spandrel here... the design in the renders didn't look too bad, but the cladding.. :yuck:

caltrane74 Dec 5, 2011 11:23 AM

I actually like the cladding. For a condo like this, it's pretty good.

koops65 Dec 5, 2011 3:44 PM

I think it looks good too. The Diagram Page says this is 122 meters tall (400 feet), but the thread title says 113 meters. Which figure is the real one?

yaletown_fella Dec 5, 2011 6:12 PM

The renders evoked a Gotham City feel. The finished product is more or less Cityplace quality. I'm not suprised though.

At least it's a little better than the previous phases. I like the aluminum vertical details (the only non spandrel detail)

Way too much glass to have a Gotham feel. Uptown didn't even manage to pull it off. More unsophisticated cookie cutter condos. I'm beginning not to care any more. :(
