I want this building built more than all of the rest of the (reasonable) downtown projects currently proposed.

Knowing my luck, that means it will probably never get built...

antinimby Nov 23, 2011 5:38 PM

Is the parking garage part of this project?

Steely Dan Nov 23, 2011 5:45 PM

^ no, the parking garage is an existing structure on an adjacent property not part of this proposal.

chicagoisepic Nov 23, 2011 6:37 PM

is this proposed or approved?

Any activity on the now closed parking lot? Last I heard they were looking to start construction in the next 1-3 months?

the urban politician May 10, 2014 4:32 PM

^ Sigh...

I got my hopes up seeing this thread bumped only to be disappointed by a "gee can somebody tell me if anything started yet?" kind of post..

410 East Grand movement

Saw some movement on 410 East Grand

I've been crossing that area for the past week and noticed that the have started tearing up parts of the parking lot. Possibly in preparation for construction?

SO they changed 401 E grand to 545 N McClurg Ct. Interestingly 340,000 sf is not very big...I can't imagine a very large highrise with that little space unless the building has a small footprint

munchymunch Jun 12, 2014 1:26 PM

Chicago Real estate market is good now, who knows what they may deal out maybe even a bigger proposal, and get the zoning changed to maximize profit.

BUMP: This one is just getting started. Equipment on site doing site prep.

Interesting note I never realized before: This will have over 500 units of residential and just under 300 parking spaces. Impressive considering how far from the EL it is.

Good to hear, thanks for the update.

I'm looking at all of the u/c highrises in Chicago right now and this particular one comes to mind as having the biggest impact on the cityscape around it.

Once this thing is done, it will really change the "feel" around it, at least from a pedestrian enclosure/streetwall perspective. I can't think of another project u/c right now that will have as dramatic an effect.

More importantly, should 545 McClurg have gotten its own thread? It's not big enough to fulfill our usual criteria. Even RICe cube didn't get its own thread. But since, as TUP said, this will have outsized impact on its surroundings, I'm in favor. I just think there's nothing wrong with occasional tangential discussion about another property on the same block. Once the RAMS tower begins, we can again reconsider what should be in what thread.

The thread was made by a New Yorker.

Golub better have something big in mind for mclurg and ohio pleasssse.

Actually, I don't know that we're truly sure what the final design is - the renders posted lately are repeats from a long time ago. It might be worth it if resourceful people here could chase down a fresh set (the SCB and Golub websites didn't seem to have any).

SamInTheLoop Jun 16, 2014 4:49 PM

^ I'd actually be curious as to why Untitled feels that way re the renderings that we do have.......it seems to me to be at least a decently-handled design all-around....lots of street level activity, without much 'dead' space - at least from what I've seen, and the aesthetics of both the tower and low/mid rise portion seem good - if not alltogether groundbreaking....

hawainpanda Jun 16, 2014 9:06 PM

passed by site today, they've placed those nets to keep dust from going everywhere on the fences around the site. Have 3 bulldozers breaking up the asphalt. Seems like construction is coming soon!
