Houston's first Cambria hotel to open in historic downtown building this week

4 Teams Shortlisted for the Houston Endowment Headquarters

The four design teams selected for the Houston Endowment Headquarters International Design Competition were announced today by Houston Endowment and Malcolm Reading Consultants, the organizers of the contest. The teams chosen have to imagine the new head offices of the organization, a private institution that tackles the essential needs of the community of greater Houston.

The four finalist teams are (in alphabetical order by team lead):

- Deborah Berke Partners with DAVID RUBIN Land Collective and Atelier Ten

- Kevin Daily Architects with TLS Landscape Architecture, Productora, and Transsolar

Olson Kundig with Surfacedesign, Inc

Schaum/Shieh Architects with HKS and Andrea Cochran Landscape Architecture

Launched in June 2019, the first phase of the competition was so popular that it attracted 121 team submissions from 354 individual firms. The selected four teams will be qualified to the next round where they would have to produce conceptual design drawings for the project in 10 weeks, based on their initial approach. They would have to create an inspirational and innovative 3700 square meters building, integrated within its natural context, near downtown Houston, and competing with the modern structures of the region. The construction will include spaces for its team and community partners, such as workspaces, meeting spaces, and engagement facilities. The winner’s announcement is expected in November 2019 and the final built project is due to open on May 2022.

Astros-affiliated company buys land across from Minute Maid Park

HOUSTON, Texas (KTRK) -- The Houston Astros' footprint and influence in downtown are expanding.

During Wednesday's Houston City Council meeting, a company affiliated with the Astros, 1800 Texas LLC, was announced as the buyer of a parcel of land across from Minute Maid Park. The purchase is worth $17 million.

The 1.738-acre parcel of land sits along Texas Avenue between Avenida de Las Americas and Hamilton.

But, Astros fans and those who frequent downtown know the plot well as the current homes of the Cohn House, or the landmark blue home, and the neighboring railroad train engine.

Plans are not finalized yet for what's being earmarked as a "mixed-use" project on the vacant land.

Hines partnerships start senior living projects in Heights, River Oaks areas

The Houston developer Hines has launched a senior living program to build projects in partnership with ‘best in class’ senior living operators across the southwestern United States. The first two are in the Heights and River Oaks areas.

The company formed joint venture partnerships with Tuscon-based Watermark Retirement Communities and Denver-based MorningStar Senior Living under which it will co-invest, co-develop and co-own each community. The land has been purchased for the first two projects, which target urban areas close to where seniors or their adult children live.

Munoz + Albin is the architect for both the projects.

After considering two or three locations, Watermark selected a site at 1231 W. 18th Street between T.C. Jester and Durham for its Houston debut. Watermark Heights Senior Living will rise seven stories with 223 independent living, assisted living and memory care units. It’s expected to draw residents from the Heights, Lazybrook, Timbergrove, Shady Acres and Garden Oaks.

Construction is expected to begin by the end of the year with opening planned in late 2021, adding to Watermark’s 59 communities in 21 states.

the Upper Kirby area, MorningStar at River Oaks Senior Living is on target to break ground on the site of a shuttered car dealership at 2315 Richmond Ave. in January. The project, consisting of 112 assisted living and memory care units, is projected to open in Sept. 2021.

Upon entering, residents and guests will get a sense of a vibrant community with people gathered in the bistro-like lounge, said Ken Jaeger, CEO and founder of MorningStar Senior Living. Amenities include a courtyard for walking, a sixth floor terrace and lounge with downtown views, an art room, a fitness and therapy room, beauty salon, massage room and five-star dining.

Rents are projected to range from about $5,400 for assisted living, and upward of $7,000 for memory care, Jaeger said. The units will range from 400 square feet to 850 square feet for a two-bedroom.

The project, serving the River Oaks, Upper Kirby, Montrose, West University and museum areas, will be the first in Texas for MorningStar, which operates 35 communities in nine states.

My favorite is the Australian mixed use project in Midtown Laneways:

...The Laneways project will include multifamily development, high-rise condominium, a 200-key boutique hotel, ground-floor retail, art and outdoor spaces. The site will include about 1,000 multifamily and condo units and 55K SF of retail space, plus the 13K SF of retail at Drewery Place, which opened to residents in July. Construction of Drewery Place will wrap up in October, while Laneways will break ground in early 2020.
