Chinatrust confirms HQ sale to proceed

By Crystal Hsu / Staff reporter

Chinatrust Financial Holding Co (中信金控) yesterday said it will proceed with the sale of its headquarters building and the adjoining Novel Hall Theater in Taipei’s Xinyi District (信義).

The company made the comment after President Ma Ying-jeou (馬英九) urged Chinatrust Financial to preserve the 16-year-old Novel Hall, Taipei’s first privately owned theater, which Minister of Culture Lung Ying-tai (龍應台) and many others have been petitioning to save.

“Chinatrust Financial plans to move its headquarters to a new building in Nangang District (南港) next year and has no choice but to sell its current headquarters and Novel Hall,” the company said in a statement.

Novel Hall was built by Chinatrust Commercial Bank (中國信託銀行) and is run by a culture foundation linked to Chinatrust founder Jeffrey Koo Sr’s (辜濂松) family.

The bank spent NT$1.2 billion (US$40 million) building the theater and has put an extra NT$1 billion over the past 16 years to maintain its operation, the statement said

Chinatrust Financial said it is up to the buyers of the Xinyi building to decide whether to preserve the theater, but added that if the government could help Chinatrust Financial obtain a suitable piece of land, it would try to build a larger and better theater.

Several property investors are reportedly interested in the Chinatrust Financial building, which is valued at NT$25 billion.

Chinatrust is moving its Headquarters to Nangang (http://forum.skyscraperpage.com/showthread.php?t=155872) and intend to sale its old headquarters in Xinyi District. The current building in term of design and floor area does not generate same value as sale price. It mean it has a large possibility that new owner will redevelop and build a taller building on it.

The statutory floor ratio of this zone is 560%. The redevelopment project will gain 50% extra to make it 840%. It can be 200m+ high-rise with this floor ratio.

i hope the new owners will tear this building down and build a nice supertall on it. designed by a globally renowned foreign architect of course!

Chinatrust has set up some condition for this saling.
1. Chinatrust automically gain 5% of total property right (floor area + land).
2. Chinatrust and its subsidiaries will purchase 25% of floor area for branch and office.
3. Chinatrust will remain as priority buyer for rest of 75% floor area.

Chinatrust's old HQ sold for NT$15.1 bil.

By Christine Chou ,The China Post
October 31, 2015, 12:22 am TWN

TAIPEI, Taiwan -- Chinatrust Financial Holding Company (中國信託) announced yesterday the decision to sell its old office building to Green Heaven Investments Limited (BVI) and Sho-he Development Company (SH, 碩河開發) for approximately NT$15.1 billion, gaining more than NT$7 billion from the sale, according to industry experts.

Located in a key location in Xinyi District, Taipei City's commercial hub, Chinatrust's former headquarters has faced difficulty in finding bidders for more than a year. This year, China trust cut back its price, with the lowest offer dropping by NT$5 billion.

Industry watchers speculated that the sale was caught in a deadlock because of the conditions Chinatrust demanded. Among which were that Chinatrust would continue to hold 5 percent of the building's ownership, that a stage should be built with the exact same design as before, that an art space should be built and that future owners should follow the same conditions.

SH is to own 95 percent of the property, with the building registered under its name. The remaining 5 percent remains in the hands of Chinatrust — a strategic move "taking into consideration long-term business plans and (the building's) iconic value for our corporate image," stated the company.

According to Chinatrust, the group and SH will jointly tear down the old headquarters and construct a new building on the same spot.

Industry experts forecast that if the sale is finalized in the fourth quarter, it will likely boost annual revenue for Chinatrust this financial year, and help it jump ahead of Megabank (兆豐銀行) to become Taiwan's third biggest bank by profit gains.

Continental Holdings Corporation (欣陸控股公司), based in mainland China, is the parent company of SH and Green Heaven Investments Limited (BVI).

The building design has to include theatre in building podium. According to negotiation between Taipei City Government and Chinatrust, the new theatre has to build on exact same location to replace 新舞台. I don't think it will be another mall.

kalifese Mar 6, 2016 4:07 AM

I'm really surprised they're actually going to tear it down as it seems like they rarely ever tear any buildings down in Taipei. Otherwise there wouldnt be so many crappy dirty buildings all over the city. That building is not even that crappy looking compared to other buildings like the shin kong mitsukoshi building or city hall or Taipei main station. Or the crappy concrete apt buildings around xinyi and other high rises. They really need to tear all those down too.

現在積極洽談的品牌包含但不限於Ritz Carlton(麗思卡爾頓)、Four Seasons(四季)、Park Hyatt(柏悅)、St. Regis(聖瑞吉斯)等。

Taipei Sky Tower project unveiled

NEW XINYI LANDMARK:The 50-floor skyscraper is to have a retail podium, a luxury hotel, a lifestyle hotel and a state-of-the-art performance hall, Riant Capital Ltd said

By Crystal Hsu / Staff reporter

The buyers of CTBC Financial Holding Co’s (中信金控) former headquarters and the adjoining Novel Hall yesterday unveiled plans to build a mixed-use landmark called Taipei Sky Tower at the site to house upscale hotels, flagship stores and a theater.
Next to Taipei 101 in the city’s prime Xinyi District (信義), the Taipei Sky Tower represents a bold and innovative investment by private equity fund Riant Capital Ltd (子樂投資), with help from a local partner, Grand River Development Ltd (碩和開發).
“Taipei Sky Tower aims to be the local version of New York’s Fifth Avenue, refining luxury and efficiency in the retail and hospitality industry,” Riant Capital chairman Aaron Chan (詹偉立) told a media briefing.
Riant Capital and Grand River acquired the site last year for NT$15.12 billion (US$471.6 million), unfazed by restrictions and controversy that delayed the sale for two years.
Novel Hall had been the focal point of a preservation drive by prominent Taiwanese artists, cultural experts and politicians.
The Taipei City Government in 2013 declared the theater a cultural heritage, requiring the buyer to build a performance venue of equal size and capacity.
In addition, CTBC Financial is to retain a 5 percent holding, giving it office space in the district.
The string of requirements did not scare away Chan but allowed him more time to plan the acquisition and redevelopment that are expected to cost US$1.1 billion, the largest real-estate transaction led by an private equity fund in Taiwan and the largest single investment currently managed by Riant Capital.
With more than 50 floors above ground, the skyscraper is to have a retail podium, a luxury hotel, a lifestyle hotel and a state-of-the-art performance hall, Chan said, adding that his team is in the process of selecting partners from internationally renowned architects, hotel operators and luxury brands.
While many have voiced concern about a hotel glut in Taiwan following the change in government in May, Chan said there is still healthy demand for luxury lodging facilities in Taipei, especially in the central business district.
Chan has closed several real-estate deals in recent years that generated hefty profits for investors. He did so by remodeling properties to boost their values and rent rates, so they are more attractive to buyers.
Chan said he intends to duplicate this model with the Taipei Sky Tower project, turning it into a city icon that domestic life insurance companies and foreign funds would like to take over after it proves profitable upon completion in 2020.
Christopher Chang (張良吉), chairman of Continental Development Corp (CDC, 大陸建設) and affiliate of Grand River Development that owns a 10-percent stake in the planned tower, said his company will take charge of the construction work.
The tower is to have 500 hotel rooms managed by two international brands, while potential partners include Four Seasons, Ritz Carton, St Regis and Hotel Indigo, he said.
“We will allow tenants the greatest independence and flexibility possible to ensure smooth operations,” he said.

July 21, 2016 08:30 AM Eastern Daylight Time
TAIPEI, Taiwan--(BUSINESS WIRE)--Grand River Development Limited, a company managed by the Taipei based real estate private equity investment company Riant Capital Limited (“Riant Capital”), today announced its plans for Taipei’s most anticipated redevelopment, Taipei Sky Tower (“TST”).

TST is planned to be a mixed-use commercial landmark building at the heart of Taipei’s CBD. Located next to Taipei 101 in Taipei’s prime Xinyi District, TST promises to redefine “luxury and efficiency” in the retail and hospitality sector upon its scheduled completion in 2020. The planned 54-story tower will be over 260 meters in height and comprise of approximately one million square feet in combined floor area. The building is planned to consist of a retail podium, luxury hotel, lifestyle hotel and a state-of-the-art theater house.

“Due to the unique location and street front exposure of the site, we are able to re-create a new whole pedestrian block comprising of independently operated retail and F&B flagship/concept stores that one typically finds in major international cities such as New York, Tokyo or Hong Kong. We believe that this pedestrian shopping experience will offer consumers an attractive alternative to the traditional department store concept and that our innovative approach will further enhance Taipei Xinyi District’s status as a premium business and retail center in Asia,” said Aaron Chan CEO of Riant Capital.

To ensure the international standard of the development, Riant Capital is in the process of selecting from seven internationally renowned architects and eight international hotel operators to be awarded as the designer and hotel operator for the building. Mr. Chan adds, “by combining global experience and regional market know how, we are confident that TST will become a new icon in Taipei and the first true international standard mixed-use tower in Taiwan. Our mission is to build the most value-driven, innovative, aesthetically stunning and environmentally friendly tower that will be appreciated for generations to come.”

Despite the slowing global macro-economic condition, Riant Capital is confident in Taiwan’s prospect as becoming a key tourist destination in Asia. As such, Riant Capital shares a view that the retail and hospitality sectors have strong potential to achieve steady growth. The effect of the growth may be further compounded given the limited supply of international quality retail and hospitality properties in the Taiwan market.

The acquisition and redevelopment is expected to cost US$ 1.1 billion and is currently the largest single investment managed by Riant Capital. The acquisition marks one of the largest real estate transaction led by a PE fund in Asia and the largest deal done by a PE fund in Taiwan to date.
