800 Columbia condo building in First Hill files for construction permits

A high-rise condo building project planned for First Hill just filed for construction permits. When finished, 800 Columbia—located at, appropriately, Eighth Avenue and Columbia Street—will feature 287 condominiums and 295,000 square feet of space in 30 stories.

The building could be completed in 2020.

Daniels Real Estate is developing the project, designed by LMN Architects. Daniels is also behind 660-foot downtown tower The Mark (otherwise known as the F5 tower); LMN is also designing the Washington State Convention Center addition, the Seattle Aquarium’s Ocean Pavilion, the new Hyatt Regency Hotel, among others.

Swedish pension fund Alecta was set to build a 30-story tower on the site, but plans fell through sometime after passing design review in 2013. Daniels, along with partners, purchased the site last year.

Pricing on the condos will be market-based, and Kevin Daniels—the Daniels in Daniels Real Estate—told us that they’re hoping to “bring market rate housing within walking distance of Seattle’s [central business district].”

Seems that there was some type of change or hold-up to filing the construction permit. Some reporting that it's finally done.

"800 Columbia in Seattle Files for Construction Permits

A construction permit application was filed on July 18 for 800 Columbia, a 30 story, mixed income, high-rise apartment building that is envisioned for the northeast corner of Eighth Avenue and Columbia Street in Seattle.

Daniels Real Estate is developing the site, which is located at 800 Columbia St. near the western edge of the city’s First Hill neighborhood.

Construction on the 295,000-square-foot project is proposed to start this year, with completion scheduled for the spring of 2020, Kevin Daniels, president of the development company, said via email."

Daniels Real Estate hopes to start construction by May 1 on 800 Columbia, a 30-story condo project in Seattle's First Hill neighborhood.

LMN Architects is designing the tower for the northeast corner of the Eighth Avenue and Columbia Street intersection.

It will have 271 one-, two- and three-bedroom units, along with 197 below-grade parking stalls. An adjacent outdoor park space will be accessible to the public.

In an email, Kevin Daniels said the project will be architecturally distinctive, with a stone, glass and steel exterior; hardwood floors; and kitchens with European-crafted cabinetry and high-end appliances.

Amenities will include media rooms, a fitness center and a rooftop party room with green space. No retail space is planned.

Turner Construction Co. is the general contractor. Daniels said construction is expected to take 27 months.

The Seattle developer said the housing will be near jobs, shopping, dining, entertainment and transportation, and attract a range of buyers.
