Midtown's Library-Hotel Plan Becomes Library-Condo-Hotel Plan
Three years ago the NYPL's aging five-story Donnell Library on West 53rd Street across from MoMA was shuttered as part of a unique arrangement. Orient-Express Hotels agreed to purchase the building for $59 million and build a new 11-story luxury hotel on the site, with a new space for a smaller library included in the deal. That plan fell victim to the credit crunch, but now it's back with some new details, and new developers: Tribeca Associates (of Smyth Hotel and Artisan Lofts fame), and a little company called Starwood Hotels. Crain's reports the duo are swooping in on the still-standing Donnell branch, and they have the NYPL's blessing. The plan is to build a $400 million, 260,000-square-foot building with hotel rooms and condo units. The deal could still fall apart, so don't get too excited about a reopened library just yet, people who are too cheap to buy books.

The swooping has been swooped, and Tribeca Associates with Starwood Capital have closed on the former Donnell Library in Midtown for $67.4 million. Tribeca Associates has the first, vague rendering of what a $400 million, mixed-use development with boutique hotel, condo component, and novelty library will look like.

Real Estate Weekly tallies a couple of Starwood's aggressive recent buys; in 2011, it closed on 1414 Sixth Avenue for $72 million and bought one third of Brazilian real estate investment firm Brazil MRV Log for $159 million.

With all of the construction poised to start in NYC, I hope that you have a vast memory card in your camera!

^ Yeah, I remember thinking we had some downtime during the financial meltdown, as projects were put on hold. But we've stayed busy enough. By this time next year, we could be approaching pre-crisis levels with ongoing work, not to mention new proposals that will come out between now and then.

Does anyone see what appears to be holes in the facade, which are like the big one in the building in Miami but on a smaller scale here.

This is a cool tower, though I would have preferred a stone facade in this area.

it will still be lost in the sea of nearby buildings, but impressive that there is yet another 500'+ building going up in midtown...

The permit says that it's a through block site, is that little tower behind the library being demo'd too?

It seems that we'll get a new design.

NYC DOB height only includes to top of highest floor, so (looking at other buildings with same DOB height) we're probably talking a 650 foot building or so (assuming flat top).

This is very close to Tower Verre, as well as another tall development site on Madison. This part of Midtown already has a very impressive vertical profile, though it will be fun to see the additions.
