Notes:
The Leadenhall Building will become the tallest skyscraper in the City of London, at a height of 225 metres/53 storeys.
It is designed by Richard Rogers, the man behind Lloyds of London, the Dome, and the Pompidou Centre in Paris. Despite its
height, the building has a relatively small amount of floorspace (500,000 sq ft), due to its unusual profile which means
the floorplates gradually decrease the higher up it goes. The slanting wedge-shaped design would be a striking addition to
the London skyline. The base will feature a 90-foot high atrium that will extend the public area of St Helens plaza whilst
providing shelter from wind and rain. Glass lifts will carry employees up the outside of the building, similar to those on the

Status:
Demolition is well underway. Some of the old building's structural elements will be retained in the new building, which means
this project is effectively under construction and under demolition at the same time.

Another great addition for London. Will it be finished in time for the London Olympics?

Yep, this one's going up pretty fast... completion in 2010.

I thought this was taller for some reason. It should look great....I assume it will be done at the end of 2010?

This is just awesome. I love this one.

I just wanted to say this might be the coolest skyscraper currently under-construction anywhere in the world.

I can't wait to see the skyline in a decade!

That said - its a European Transamerica Pyramid, but it will totally be worth it!

The Leadenhall Building Go-Ahead

Underlining its confidence in London as the world’s leading international financial and
business centre, British Land said today that its Board has formally decided to press ahead
with construction of the Leadenhall Building, its 224m (736 ft) new tower in London, EC3.

The stunning 47 storey building (612,000 sq ft), set to be one of the tallest in the City of London, is part of British Land's £4 billion
development programme which also includes the new 35 storey Broadgate Tower and 201 Bishopsgate developments in the City.

Stephen Hester, Chief Executive, British Land, said: "We are confident about London’s future and its continued renaissance as the
premier international business centre in the world. We believe the Leadenhall Building to be clearly the best of the new generation
of City towers and expect it to attract strong interest from prospective occupiers. Our customer led strategies are delivering
high levels of letting activity elsewhere, most notably all of 201 Bishopsgate and 40 per cent of the adjoining Broadgate Tower is now
let or under offer, underpinning our confidence in the appeal of our buildings."

Demolition on the existing site is well underway and the Leadenhall Building is scheduled for completion in the first quarter of 2011 with
construction costs circa £286 million.

This tower looks amazing. But at only 500k sq feet, Im don't think this tower would work in other cities on a cost vs. leasable area standpoint. I don't know the economics of London. But it looks utterly fantastic

Rents can fetch up to £70/square foot in the City of London (about $140 USD).

This building alone is reason enough as to why Sir Richard is this year's Pritzker Prize winner. Really quite stunning to be honest; we need some of his magic in Chicago, methinks ;)

That's the same rent that is obtained for prime space in NY, and yet, in NY, greedy developers would never sacrifice the space that is lost as the top floors narrow on this tower. Then again, to my knowledge, in London, there are not maximum s.f. limits per site that NY has so architects don't have to worry about maximizing rentable square feet.

My god it's just stunning! beautiful design. I love the shape, the structural elements adding visual interest, and the way it compliments the now and soon to be London skyline. First rate architecture!

great tower. So is there any foundation work occurring on the site or is it all just demo?

Well, the demolition is taking 15 months, and is being done in 32 stages. When they reach the 12th stage, they'll start piling and foundation work, even though most of the current building is still standing (see diagram below). It's an interesting process.

Demolition started in January, so the new tower should be under construction very soon.

why are they keeping that chunk of the old building? its supports don't seem strong enough for a skyscraper. and if you build supports around it, then why even keep it

Oh, that chunk will be demolished as well, eventually. As explained, the diagram shown is only the 12th of 32 stages. Construction officially begins at this 12th stage (piling/foundation works), but then they'll continue demolishing those floors above.

i.e. demolition of the old building and construction of the new building will be happening simultaneously.
