That means building little box stores or retail pads as they're sometimes called. A sale that we have not mentioned but we should have occurred in January of this year. Colonnade Development Corporation sold the plaza they constructed at the intersection of Highway 7 and McNeely Avenue in the town of Carleton Place which is to the west of Ottawa. The plaza was approximately two years old and was 97% leased to a number of tenants including Staples, TD Canada Trust, Blockbuster and Starbucks. The property was purchased by Carleton Place Plaza Inc for $12,650,000 or $233/sf of building area. Randy Stevenson of Barclay Commercial Corporation was the broker with respect to this transaction. I was at the Ottawa Trainyards WalMart the other day, and I thought Trainyards was already massive, but it's going to be beyond massive. They are constructing a bunch more "big boxes". Crazy.

New SmartCentres commercial development coming to Stittsville Posted Sep 16, 2010 By Tiffany Williams-Lepack Tiffany Williams-Lepack, Stittsville Richmond EMC EMC News - SmartCentres held an open house on Sept. 9 at the Goulbourn Recreation Centre to introduce the community to its proposed 200,000 square foot development. The new commercial development would be at the northwest corner of Fernbank and Terry Fox, which under the Fernbank Community Design Plan (CDP) is designated neighbourhood commercial. The plans include an anchor operation, which would be 150,000 square feet and be either a home improvement, grocery or department store. However it's not known at this time which company will be moving in. It will also feature a number of small stores with a mixture of fashion, financial and restaurants. Dennis Eberhard, SmartCentres vice-president development, thinks this will be a great fit for the community. "We are hoping to provide the south parts of Kanata and Stittsville with more shopping opportunities than currently exist not only for existing residents but the growing community of Fernbank," said Eberhard. Eberhard says they would rather build sooner than later, however the big question mark with this project is the upgrade to the Hazeldean Pumping Station. "The city is working through Environmental Assessment to try and upgrade that station. Hopefully next year and when pumping capacity is ready, we will be able to get a building permit ... we have to work through the city's process for getting and implementing that upgrade." Stittsville councillor Shad Qadri was thankful that SmartCentres held the meeting at his request. He explained that one of his concerns was the size of the proposed development. "I have expressed to Mr. Eberhard, at 150,000 square feet, is this really a neighbourhood centre? They are suggesting that the way they have laid it out and made it with smaller buildings attached to it, it classifies in that jurisdiction," explained Qadri. "Having heard that, I said if you feel that comfortable come out to the community and let the community come out and tell you what they think." Qadri thinks it is a good proposal especially in an area that is not developed yet, and he feels that SmartCentres is being proactive in its plans. "If commercial goes in before neighbourhoods come in, then at least the neighbourhood has an opportunity to look at where the houses are going to be and so on, and what they are buying into it's always better to be proactive at situations like this instead of re-active. What I will never understand about the suburbs (but especially Stittsville) is how this is a "good fit" with the community, and probably won't be strongly opposed, yet a single short multi-use building + several stacked townhomes on Stittsville Main seems to be the appocalypse, and must be avoided at all costs. |

If you've never dealt with development matters in Stittsville you're in for a suprise....the vast majority of people like homes (not too many though) on 50 - 60 foot lots, single family homes only and with any commercial development a drive away (without any traffic congestion). The political will is pretty much in favour of this. |

1.6 million square feet in Limoges??? That would be the biggest development anywhere in the Ottawa area...maybe they should look at some unique stuff to draw Ottawa residents east?

Looks like Limoges is planning on a boom. I'm guessing Brigil also has an interest in residential development to complement their retail. Maybe it will have Carribean themed street names (Jack Sparrow Way, Arr Matey Drive).
