NEW RENDERINGS OF 17-STORY FLOODGATE RESIDENTIAL TOWER https://i.imgur.com/7wGEchu.png https://i.imgur.com/03OH7tM.png https://i.imgur.com/iMZKcbz.png?1 https://i.imgur.com/pnuHQlq.png?1 https://i.imgur.com/tq3vmd9.png?1 https://i.imgur.com/r3s9Y9E.png?1 https://i.imgur.com/sWCBTUB.png?1 |

Beat me to it sirkingwilliam! |
I like it, it's different. It provides some MAJOR density for that area as well. At 196ft I ain't mad at it. :)
|
Oh, my. That looks interesting.
Based on that, and comparing the height to the Hilton Canopy Hotel next to it and the elevations we now have for that building, this building is roughly coming up to the 19th floor of the Hilton, which is at 199 feet 7 inches. It looks like it could be slightly taller than that, so I'd estimate the height to be very close to 200 feet. https://i.imgur.com/pnuHQlq.png?1 |
So I'd been checking the Overland Partners Facebook page recently, seeing if they were going to post the new renderings; no luck.
It turns out there was a reason for that---the new HDRC submission from Keller Henderson has Rhode Partners as the architect. Rhode Partners, as in, the studio that's doing the Independent in Austin. Looks like they fired Overland and started over. |
This is my new favorite new development, hands down. Makes Canopy, 1603 Broadway, The Arts look like Chrysler K cars.

Nice, I can’t wait for it to rise. I want to see clearer renderings of the whole design though.

Wow!! This is very, very, cool!!

I like it. It has those angled columns and will be right next to another new building with similar angled columns, and a slight but not overt stacked box effect (I'll give it a pass as I'm tired of stacked boxes, but this does it in a subtly acceptable way with its octagonality). What's happening at the river level? Hopefully that's retail space and not just a lobby for the residents. That would make me really annoyed. It certainly gives density to the area.
These are the buildings it will replace on the street level. Will there be retail to replace the existing retail (with presumably better retail) or just a lobby? It looks like just a lobby in the rendering, but hopefully that's just a non-detailed placeholder. https://www.google.com/maps/@29.4246...7i13312!8i6656 |

Omg...is that an all glass residential buildings I am looking at with various setbacks and...is this building circular in its architectural form? This might be the most innovative project since the Frost Tower for downtown San Antonio. It is definitely most impressive. And definitely worthy of the pricetags associated with much of their for-sale and for-rent units. Let's see JMJ best this! Let's get this project built and ready by 2021! I may just stay in SA and move downtown, after all. |
The way the Canopy Hotel and the Floodgate are presented reminds me of the ending of batteries not Included (1987). Hehe

Looks like we'll get a two-fer on the Canopy web cam:

And of course there's this:

^Ha, I hadn't thought of that. It also reminded me of the Stearns Tower, which is one of my favorites in New York.

I was in the minority in that I liked the second version more than the first, but if this one has ground/river level retail, this is definitely the best of the three.
