Just two years ago, the Midtown block bounded by Broadway and Eighth Avenue and West 54th and 55th streets was poised for "sweeping change," as we wrote at the time.

Boston Properties was gearing up for a giant office tower at 250 W. 55th St. and Harry Gross and joint-venture partner Marriott International were ready to launch a new Marriott Courtyard Hotel.

Boston leveled several old buildings, and Gross emptied one to prepare for razing it. Then Boston "suspended" its tower indefinitely, and no plans have yet been filed for Gross's now-vacant site.

But a more modest project could pump new life into the block. Joseph Moinian is looking for a partner to build a hotel at 237 W. 54th St., a vacant, five-story building he owns. The site can support an as-of-right structure of 144,000 square feet, according to Marcus & Millichap's Ross Mezzo, who's sifting offers.

The offering does not include the small next-door apartment building at 241-245, where some units have sat vacant.

Mezzo said Moinian doesn't want to sell No. 237 but rather reel in a joint-venture partner to create a boutique hotel with up to 400 rooms. Because a JV could be structured several ways, he didn't want to cite an asking price.

Michael Kors will open a new boutique at 133 Fifth Ave. at 19th Street, replacing a Benetton that will soon close. The 2,500-square-foot lease is for 10 years.

Terms were not disclosed. Michael Kors was repped by Prudential Douglas Elliman's Dana Commercial Group and Benetton by Cushman & Wakefield.

Dana Group's Gary Dana noted that his unit also arranged a deal for the designer at 792 Madison Ave. at 67th Street.

The computer swallowed some important words in last week's item about plans for 136-142 W. 42nd St., the empty lot and vacant small building next door to the former Knickerbocker Hotel (1466 Broadway) -- all owned by Highgate Hotels, Crown Acquisitions and Ashkenazy Acquisition.

In addition to saying Highgate was "still examining" what it could build on the vacant site, Highgate Vice President Vijay Raina was more specific.

Despite reports that the 136-142 W. 42nd site would become part of a hotel at 1466 Broadway or a sepa rate hotel, Raina said:

"We are examining whether we can build a hotel or residen tial. We have not de cided. We have to see what financing is available for various projects."

I'm still confused as to exactly what this proposal is.

There are no renders. However, that's not unusual. Consider what occurred with Carnegie 57 and Gehry's Beekman Tower.

The NY Post has been reporting for years that this will be a Marriott hotel.

Gross recently emptied the buildings of retail tenants and seems poised to build a Marri ott-branded hotel there. It's under 54th and B'Way. It's a slender glass tower. It's not spectacular, but it is far better than what's currently on the site.

Oh heck, that's an alright design.

Nice and slender. OK, lets build it.

I like the rounded corners.

I really like the set backs about halway up.. looks liek someone grabbed the base and top and twisted it :tup:

It's got my vote, lets see what happens.

The shape is better than expected, it will be interesting to see how its cladding turns out. Looking forward to seeing this one rise, that corner is an eyesore. :cheers:

It's a surprisingly small lot for such a tall building but I like the creativity in the design. Materials will make all the difference on this one. Should be fun to watch!

I like the minimalistic design approach. Looks simple, which can never be a bad thing, but it's also not amazing either.

Reminds me a little of 80 South Street in its slenderness...

Agreed some clear transparent glass may add some interest to this tower. I'm liking its shape.
