The Charles / 1355 First Avenue
Planned Residential New York City

Blue Rock Real Estate, which is headed by Ramin Kamfar, plans to erect a 34-story residential condominium tower at 1355 First Avenue between 72nd and 73rd streets.

The 398-foot-high tower, which will be known as The Charles, will have 51 apartments.

Ismael Leyva is the architect.

The glass-clad building will have many balconies and the western half of its north facade beginning at about the 13th floor.

The building is close to Sotheby's, the auction house, and New York Presbyterian Hospital, both on York Avenue.

There are many restaurants in the neighborhood and there is crosstown bus service on 72nd Street.

From 1988 to 1993, Mr. Kamfar was an investment banker at Lehman Brothers Inc.

He was formerly chairman of New World Restaurant Group Inc., which had about 750 restaurants included Einstein Bros., and Noah's NY Bagels.

A rendering of the development indicated its top would be illuminated at night.

Tower doesn't look bad, just could use a little more height (selfish). :)

This one could be already under construction, or it could be already dead, I have no idea. The original article is about 2 years old, and so many residentials have been built.

From that streetview, we can see that the sales office, if it still exists, is on 405 E 75th.

A look at the DOB violations page for this site suggests that it's still stalled though.

And a peek at the architect's website shows the base is nothing much, but not too bad.

Stalled Upper East Side Building The Charles Plans Return

There's fresh data out today showing that the number of stalled construction sites in the city has dropped 8 percent since this time last year—and now we've got some anecdotal evidence to go with that. Let's take a trip down memory lane to October 2008, when The Charles, a 45-unit building at 1355 First Avenue, was on the verge of hitting the market. The David Collins-designed apartments were asking between $2 million and $16.5 million, with the building scheduled to be finished in spring 2010. Fast forward to this morning, and the site remains an empty lot surrounded by an increasingly-dilapidated fence.

But not for long! According to a press release that just landed in the Curbed inbox, Canyon Capital Realty Advisors has just given Bluerock Real Estate a $25.6 million loan for the project. With the money, Bluerock "will engage development firm Victor Homes to complete the necessary pre-development work to prepare and position the property for construction within the next 12 months." (And Bluerock seems to be pinning its hopes partly on the site's proximity to a future Second Avenue subway stop.) The rendering sent with the press release shows the same Ismael Leyva-designed building, so we assume there are no changes planned to the design.

Another one back from the dead.

It's a shame that the adjacent tenement to the north won't be redeveloped.

Long-stalled residential project The Charles announced its triumphant return a year ago, with a fresh construction loan and plans to prepare the property for construction within 12 months. Right on schedule, a tipster wandered past the site and snapped the above picture. "The gate was open and a guy was in there with a few children; claimed to be the owner (and he obviously had the key," our tipster elaborates. "Said the building would be done in a year and a half." The plan appears not to have changed since October 2008, when the site, at 1355 First Avenue, was slated to get a 45-unit building designed by Ismael Leyva.

Looks better in that rendering.

This site is above-ground, and u/c.

These are full-floor units, with floor-to-ceiling glass windows. Very nice, though it seems only huge, family sized apartments are built in Manhattan these days.

mrnyc May 19, 2013 9:50 PM

looks much better now, great in fact.

$5-$15M to live on 1st ave. sheesh.

NYC4Life May 20, 2013 7:49 PM

^^^ That's NY (Manhattan) real estate for you.
