I've been sitting on this one for a bit gave a couple of hints about it recently, but it's finally public so I can share the details. Another office tower being proposed, this one is going to happen too. There's no mistaking this for anything but an MCM design. First 2 floors will be retail. There will be 7 floors of u/g parking and even then it will barely meet the min requirements as it's also obligated to provide 175 stalls for 1050 W Pender.

Like the architecture, but would look so much better with 10 more floors. Not sure which viewcone limits the height on this slot, as it looks to be behind many of the Burrard Square towers.

It's limited to 396ft on the SE corner, the view cone that effects it is.

Maybe it's because I've been living in Shanghai for eight years, but I just don't get that excited by height anymore. Give me a well-designed building, and I'm happy.
This one looks great, and it'll only add to the CBD. Seriously, downtown is going to be bursting at the seams when all these office towers get occupied. How many workers do you think will be added downtown between Telus, MNP, 980 Howe, Credit Suisse, 320 Granville and 745 Thurlow? |
I'm still not sold that 320 Granville will see the light of day in the short term. There will be another modest office tower proposed in the new year though.

Yeah I'm in china at the moment and the streetscapes and downtowns have nothing on Vancouver. Even though the buildings are much smaller and more compact in Vancouver, they still have a more 'downtown' and urban feel.
From a street level this should look nice. I definitely like the rounded side. I mostly just want some height so a building like this can pop up and be seen from afar. |

I've always been a critic of MCM because their buildings are fairly boring and repetitive (it actually looks like they simply edited the plans from Bentall 5 for this one), but they usually turn out okay, even if unremarkable. |

I like the building, nothing special but with the right use of materials could equal or even exceed bentall 5 in looks. It's also deceptively big at 500k sf, it will probably be more substantial than it appears in the renderings.
It will also be quite visible from Stanley Park as it will be taller than anything to the NW of it, it will poke up where the current bentall towers do, lending itself nicely to some roof top signage. I wasn't expecting anything too tall at this site so all in all this looks good. Given the team behind it I expect it to happen in a relatively expedited fashion and for it to turn out quite handsome. |
Looks very similar to Bentall 5 (not surprising at all), which is to say safe and decently attractive. Not too crazy about the lower section of the streetwall along West Pender, but I do like the increased setbacks along Pender and Thurlow. That and the new retail CRUs will really improve that corner. Would Bentall Kennedy call this Bentall 7 perhaps?
Also, I hope the wrecking ball/demo crew screws up a bit and takes 1050 down as well. Man that is an ugly building. |
Yeah, looks like Bentall V, but without the plaza for a perspective view, so it seems a bit crammed in onto the site.
I don't like the podium, either - the closely spaced mullions look like venting grilles, which does nothing to improve upon the neighbouring concrete podium facade (1050 Pender) or the Bentall parkade entrance further 2 doors down. I'd prefer a podium that shows off higher ceiling and a sense of openness, to contrast with the neighbouring buildings. The swooping canopy looks interesting, but it seems to line up too much with the adjacent podium - it should try to stand out a bit more on its own. |
The rumours have this being Bentall 6, and 745 Thurlow won't be labeled as such. I'm sure someone can confirm or deny shortly.

Then the similarity in design makes some sense.
