IOWA CITY - CEDAR RAPIDS | Development Thread
 
Development update thread for the biggest little city in the Big 10. Iowa City is a small, but rapidly growing metro of just ~165,000, but is having one incredible development boom. It's sits 30 minutes south of Cedar Rapids, and the two metros are collectively called "The Corridor", with a combined population near 430,000 people.

The city experienced flood damage in 2008, and the University has been busy rebuilding facilities ever since.

The skyline and downtown is quite small, but there are some notable additions on the way. There is a second skyline for the U of I Hospital facility.

And now on to Cedar Rapids, which is about 25 minutes up the road from Iowa City. Cedar Rapids is a separate metro area with about 270,000 people in the metro, and had a relatively diverse economy, but is still predominantly an industrial city.

Very nice!! Looks like runaway development for Iowa City. I wouldn't be surprised to see that city to hit 100k by 2030.

Wow!! Those two eastern Iowa cities are really booming! My mom's side of the family is from just a ways south of Iowa City and if I didn't drive back or ride Amtrak to either Mount Pleasent or Burlington I would fly into Cedar Rapids.

Huge news out of Cedar Rapids today. The City issued an RFP for a surface parking lot downtown, and looked what they got back. A 28 story highrise apartment building that also has a grocery store and a hotel component. This is one of 3 proposals, but is by far the most sexy.

And conceptual plans for a new park. That hillside in the background is affectionately dubbed "Mt. Trashmore", since it was a former city dump site that's been capped to allow a new park to be constructed. Plans could include a winter sports park, ziplines, etc.

I'm sure it has a lot to do with the fact that it's home to The University of Iowa. College towns, especially here in the Midwest seem to do fairly well. Ames IA, (Iowa State), Columbia MO, (U. of Missouri), Lawrence KS, (U. of Kansas), Manhattan KS, (K-State), Lincoln NB, (U. of Nebraska), have lately experienced a ton of growth.

Question: Would any of youse guys mind if the scope of this thread were expanded to encompass urban developments in all of Iowa's cities (minus perhaps their share of the Omaha and Quad Cities metros)? I feel like Iowa has a lot of small and medium-sized cities that can drive a stronger thread collectively than individually.

A new pencil-thin 14 story apartment building proposal right in the heart of downtown Iowa City on the site of a small commercial building that burned down and was demolished. This project will have 72 apartment units.

That would be great! I lived in Marshalltown for 8 years and there was a decent amount of construction, but that was before the recession years. The whole town looked kinda dead during those years.
