Now the renewed building boom has gone high-rise with the construction of a residential tower. The 23-story apartment building is going up on Hi Line Drive in the Dallas Design District, just across the freeway from Victory Park. Houston-based PM Realty Group is building the 314-unit high-rise, which will open in mid- to late 2012. PM Realty is the same company that built the residential tower in Dallas’ Park Lane complex across from NorthPark Center mall. “This will be of similar quality,” said Bryant Nail, PM Realty’s senior development officer. “We think that the timing is perfect to start this project.” Dirt is already flying on the development. |

Design wise this tower isn't much, but it's placement is more important, west of I-35. That area is really coming up, and this will only accelerate that. My only gripe is how they sited the tower portion. It would have been much better to have a slightly fatter but taller tower oriented east to west, along the south side of the property. That would have reduced the "giant slab" effect this will have on the skyline when viewed from the west (the typical view of someone driving in from DFW), and it would have given the pool deck sun throughout the day, not just in the morning and early afternoon.

I shot these at sundown, Friday evening, 08-19-11. 1400 Hi Line is in Downtown's Design District and is literally a block or two away from American Airlines Center, The W Hotel and Residences, Cirque, House of Blues, Victory Park and the West End in general. I-35E is slightly elevated at this point and there is a wide, very open pedestrian access underneath 35E to walk from 1400 Hi Line to that part of Downtown. The last picture shows just how close the AAC, The W, etc. will be to the new 23 story residential tower. All of the apartments facing center city will have some of the most incredible urban cityscape views available in the city. Very nice urban looking project for Dallas. The rooftop pool looks amazing. Looks like these condos will have spectacular views of the city :tup:
