Here is another new office proposal for Denver announced on October 24, 2008. It is 1501 Tremont Place, an office tower in Denver's CBD. New Downtown Denver Project: 1501 Tremont Place

Brookfield Properties, owner of Denver's tallest building, Republic Plaza, is moving forward with plans for a major new office tower, 1501 Tremont Place, located along 15th between Glenarm and Tremont behind the Denver Pavilions on Block 196.

The project is a 34-story, 494' tall tower containing a total of 730,000 square feet of Class A office space. The building's program includes two levels of underground parking, a two-story lobby with ground-floor retail, seven additional stories of structured parking, 26 stories of office space, topped with a 30' tall mechanical penthouse. The project architect is Skidmore, Owings & Merrill. Here are a couple of renderings, courtesy of Brookfield and SOM:

For extra reference, Brookfield has apparently already been actively marketing this tower for sometime. Furthermore, this plot has always been a highly probable spot for a tower by Brookfield, who announced a tower on this very spot in the late 90's. It is good to finally see a viable proposal arise from all the previous schemes, and with a great design! This tower will help intertwine with the Denver Pavilions to better the pedestrian experience along 15th Street, and will be LEED Gold Certified to boot! I would love to see this one get out of the ground once enough tenants have been found.

I think with all the pre-lease requirements, this one might be at least 1-3 years out from groundbreaking, unfortunately.

That may be the case, however I do find it odd that Brooks chose to announce this project right when the firestorm of the credit crisis came crashing down around us. If they are indeed in dire need of heavy tenant leases, why bother to announce a project in such a bad economy where no one is in the position to lease? I almost wonder if they have speculative clients waiting in the ranks, as the article insinuated for the project's announcement. Let's hope so. Because regardless, the more tenants the better!

Not a bad design; glassy at least. The sloping indent adds some interest. Should be a solid addition to Denver, at any rate.

Brookfield still has it under development opportunities. Could be that its a stale proposal and waiting for a tenant as its listed along with a contact reference?
