866-Foot Downtown Miami Tower Called Liquid Lofts In The Planning Stage

The current owner of the property is a company controlled by Michael Werner.

Records show that Sieger Suarez registered several websites in December 2013, including liquidloftsmiami.com, liquidcondominium.com and other related domains. In the same month, a Florida corporation called Liquidlofts, LLC was formed, which lists Sieger as the sole manager.

The property is adjacent to the downtown Macy’s, which sold to New York’s Aetna Realty Group in 2013 and has been in play as a potential site for a new courthouse.

The height is actually 857 feet above the ground and it will be 76 floors. They are going before the Miami Planning board on Wednesday seeking setback variances, the planning department is recommending denying the variances (something to do with fire safety codes). We will see.

Details: It is to have 482 units plus retail space and 314 parking spaces.

This will tower over anything on the western edge of downtown unless the AAf Tower get's to build it's super tall. Like the design too.

Liquid Lofts And Edgewater’s Tallest Tower Approved By FAA, City Review Pending

Just to stay relevant, they should change the name from "Liquid Lofts" to "Box of Lofts". Would be much more reflective of the design.

Charles Sieger’s Liquid Lofts is now shovel ready after getting approval from Miami’s Planning Department on July 18.

The developer had requested setback waivers that would allow the tall building to be built on a small lot at 35 Southwest 1st Street.

Liquid Lofts is proposed to include 482 apartment units.

FAA approval for an 866 foot building height was granted last year.

76-Story Liquid Lofts Is Still OK With The FAA

In a letter sent this week at the request of Greenberg Traurig, the developer’s attorney, the FAA stated that the proposed height of the tower remains acceptable to the agency.

Liquid Lofts is proposed to rise 866 feet above ground.

Approval was granted in 2015, but had expired. The new expiration date for construction to commence is December 2018.

The FAA also reconfirmed their approval of the 800-unit rental towers under construction at MiamiCentral. Those towers will rtop off at 419 feet above ground.

It's going through the regular process of design, permits, approval stage (various steps), studies if applicable (environmental, zoning, etc.) and financial planning. It will rise, just have to be patient thats all. Remember that it takes a while for the soft cost stage. Even in places like NY that seem like they start instantly, its actually years for a lot of them in terms of the process of getting to construction. Sometimes we just don't hear about it right away, but any time we hear about a revealing of some design, there's often months if not years behind the planning. A lot of parcels that were bought in 2014/2015, are now starting to see the beginning of construction.

76-Story Liquid Lofts Resubmitted To The FAA

According to the new application, Liquid Lofts will rise 866 feet above ground or 875 feet above sea level – the same as in the original application.

In total, 482 apartments and 311 parking spaces are planned.

If built, the 76-story tower will essentially match the height of Miami’s tallest building, Panorama Tower. Liquid Lofts will top off at 866 feet above ground, and 875 feet above sea level. By Comparison, Panorama is 868 feet above ground, or 876 feet above sea level.

The project has been proposed to include 482 residential units and 314 parking spaces, to be designed and developed by Charles Sieger of Sieger Suarez architects.

No construction permits are pending. A listing on the Loopnet website earlier this year showed that the property had been listed for sale, but the listing was removed over the summer.

Here is a timeline of the Liquid Lofts proposal so far:

March 2015 – Liquid Lofts revealed by The Next Miami to be in the planning stages with an 866-foot tower
July 2015 – Proposal submitted to Miami’s Planning, Zoning and Appeals Board with a request for a zoning change
August 2015 – FAA approves Liquid Lofts height of 866 feet above ground
April 2016 – UDRB reviews plans, send to Planning Director
July 2016 – Planning Department approves plans
June 2018 – Height resubmitted to FAA after expiration of previous approval
February 2019 – Property appears to be listed for sale on Loopnet. It was removed in July
October 2019 – FAA approves height, again
