East Market Development
https://scontent-lga3-1.xx.fbcdn.net...65&oe=5847E1B4 https://scontent-lga3-1.xx.fbcdn.net...7f&oe=585561BF NREA Development Services (NREADS) has been retained to create a new mixed-use development plan for the 4.35 acre Girard Estate site between 11th and 12th Streets bounded by Market and Chestnut Streets. Girard Square will have pedestrian-oriented retail, new residential rental apartments, parking, signage, office, and hospitality uses. The site can accommodate approximately 4.3 million square feet of development, which the NREADS team will create through a phased plan that maximizes density, the company indicated. Oh good god yes.
|
This would be huge for this part of town. Also, with 4.3 million in air rights this site could host a supertall if demand was there.
|
Saaaaweet!
|
Center Citys discount row in for a dose of improvement? Ahhh good to see but I will believe it when I see it.

Hopefully this development becomes reality. If at full build-out, this should provide much needed density on the eastern flank of skyline.

I don't understand. Are they being retained to make a conceptual proposal? Or is this being created with intention to move forward in a real way?

For those who don't know what the site looks like, let me show you....
Future site of the first phase, looking southwest from 11th and market: http://i2.photobucket.com/albums/y29...psacde2073.jpg Lost out lease! Everything on sale! http://i2.photobucket.com/albums/y29...psda1671b6.jpg Looking towards 12th St, I believe the second floor is mostly vacant already. http://i2.photobucket.com/albums/y29...ps58b7622e.jpg East from 12th: http://i2.photobucket.com/albums/y29...ps34b148f3.jpg Here's what it used to look like back in the day: http://ca.philaplace.org/media/phila..._188_large.jpg image source From what I read online, what's standing there now is the bottom two floors of the former Snellenburgs department store that was built here back in 1889. After they closed in 1963 the building was apparently cut down and given the current facade.... This is Ludlow Street (between Market and Chestnut) This street will be retained as part of the development (see renderings above) looking west from 11th: http://i2.photobucket.com/albums/y29...ps1523387c.jpg Looking east: http://i2.photobucket.com/albums/y29...ps7681f41c.jpg ^The large building on the right is the old Snellenburgs mens store annex. Plans call for a whole new facade for this stretch.:) http://i2.photobucket.com/albums/y29...ps2cdfd22c.jpg ^Front of the building which later housed Community College Of Philadelphia's first campus, and currently contains facilities for the Family Court (which is set to move here and the Municipal Court (where that's going I have no idea) I'm hoping the front will be preserved at least, can't tell from the renderings posted.... Snellenburgs was considered innovative back in 1939, when they opened a parking garage for their customers on the south side of the block facing Chestnut Street, this is the access from 11th St: http://i2.photobucket.com/albums/y29...ps6d89f1d3.jpg We'll go inside in a minute, but first I want to show the Chestnut Street side of the block, which is considered the "last Phase" of the redevelopment.... The Snellenburg Garage takes up the entire block front facing Chestnut presenting a late Art Deco/Streamlined Moderne facade. From the beginning, there were retail shops on the bottom floors and parking above. Not really anything special to write home about, and I wouldn't really miss it if it is gone, but OTOH, this would be a great case for a "Facadectomy" reconstruction (keeping the front and building a new structure behind) especially of big box stores are involved. In any case I at least hope some of the metalwork is preserved one way or another.... http://i2.photobucket.com/albums/y29...ps23746685.jpg http://i2.photobucket.com/albums/y29...ps5a55e338.jpg http://i2.photobucket.com/albums/y29...ps3dda92d6.jpg http://i2.photobucket.com/albums/y29...ps0815af5c.jpg Now for inside the garage, which I don't think *anyone* would miss haha.... Ranstead Street (another through block street looking east) serves as the access to the garage, mens' store is at the left: http://i2.photobucket.com/albums/y29...psbbf7b9ad.jpg One of two weird "subway style" entrances that I assume just lead to the basement: http://i2.photobucket.com/albums/y29...ps6520ef0a.jpg Let's head up shall we? http://i2.photobucket.com/albums/y29...ps6d8e973d.jpg These elevators have got to be the *tiniest* I've ever been on, so small I couldn't get a good shot inside LOL.... http://i2.photobucket.com/albums/y29...ps04f082ab.jpg From the roof.... http://i2.photobucket.com/albums/y29...ps0ad22eb8.jpg http://i2.photobucket.com/albums/y29...pse795f002.jpg http://i2.photobucket.com/albums/y29...ps2a931f38.jpg ^Society Hill Furniture building being converted into residential http://i2.photobucket.com/albums/y29...psd5166fb6.jpg ^Site of 1118 Chestnut, home to some abandoned buildings which are being redeveloped as a separate project by another company. The two buildings in the middle will be demolished and replaced by a seven story structure, while the one on the right will be preserved. Eighty apartments and 70,00 SF of retail space will be created:) http://i2.photobucket.com/albums/y29...psf543082b.jpg ^Stephan Girard building (Built 1891) at the left. This well be preserved as part of the project and refurbished.... http://i2.photobucket.com/albums/y29...psa9aecb1d.jpg http://i2.photobucket.com/albums/y29...psc2565e84.jpg In the parking levels.... http://i2.photobucket.com/albums/y29...ps7f0926d9.jpg http://i2.photobucket.com/albums/y29...ps71cd4830.jpg Base of Stephan Girard.... http://i2.photobucket.com/albums/y29...ps7cf45429.jpg http://i2.photobucket.com/albums/y29...ps88012cb2.jpg http://i2.photobucket.com/albums/y29...ps213cfa1a.jpg http://i2.photobucket.com/albums/y29...psc6d523a8.jpg http://i2.photobucket.com/albums/y29...psaac27beb.jpg ^I believe this alleyway is set to not only be preserved but run through the block to market, directly opposite the Reading Terminal building (in the background). Just imagine the dumpsters gone, a new facade on the right and a vista opened up framed by new towers at either end....etc....etc....:D http://i2.photobucket.com/albums/y29...psc388afaf.jpg ....okay:runaway: Back down on Ranstead Street with the butt end of the garage looking east from 11th: http://i2.photobucket.com/albums/y29...psa9395cb5.jpg Finally, some parting shots of the Stephan Girard building, whose street level features are remarkably well preserved. (A lot of buildings in Philadelphia had their street fronts "modernized in the 1950's/60's) Expecting great things to come of this.... http://i2.photobucket.com/albums/y29...ps9fe4eaad.jpg http://i2.photobucket.com/albums/y29...ps8940cd6d.jpg http://i2.photobucket.com/albums/y29...psdbc6f385.jpg http://i2.photobucket.com/albums/y29...psb8944b41.jpg Definitely looking forward to how the site progresses in the next couple of years. This WILL be a dramatic improvement to the area and a major shot in the arm for Market East's revitalization:tup: |

Quite comprehensive, informative, fascinating, and no doubt incredibly time-consuming to put together. :worship: |
I am just happy something is going to be done with that monstracity that fronts Market Street. Its so bad, changes can not start soon enough.

shadowbat2, excellent job!
I remember back in the old days you would have snuck down the one of two weird "subway style" entrances. ;) |
