45 Bay would have a dramatic effect on the Toronto skyline from the viewpoint of the water with that design and cladding given it's location and surrounding neighbours.

Toronto went from having one 200 meter proposal to 6, in the space of 3 months or so.
One of which will start construction in a year and a half. Also still waiting for Ode de Soliel on the Etobicoke Shore. |
Great to hear that the wheels are indeed turning, behind the scene for 45 Bay. One of the last prominent/large parking lots in the central downtown area would be fitting for such a well designed tower. The possibility for the location of Toronto's new Coach Terminal is enticing too. Would mean the relocation from Bay/Edward and inevitable redevelopment of that property in the future. So many great possibilities on the horizon.

Now that I think about it, I think a large redevelopment of the Bay/Edward Coach Terminal will eventually be in the works. I know a guy who operates an IT Call Centre at 600 Bay Street (old building just south the Terminal). He said that throughout these past few years, the owner has been very reluctant to do any major renovations to the building, despite it being in very poor condition. He's aware that the Terminal will be moved to the Union Station area. Also mentions that owner of 600 Bay is probably looking forward to sell the property and collude with any redevelopment plans for the Terminal. The combined properties will offer a rather large potential floor plate, although height would be limited because it conflicts with being in City Hall's view line (looking north).

Nothing built on the terminal site will be over 200 meters. City Hall is old school on its view cone.

Forget 200 m, the former "One City Hall II" proposal had problems getting approved at 50 storeys because of the view cone. A realistic height expectation for a potential Bay Coach Terminal redevelopment would probably be a couple towers at 30-40 storeys. Although, I'd still take quality in design over quantity in floor height any day. I see them incorporating the historic facade like Burano.

^ Not necessarily condo. Considering its location, it could be great for a mixed use development. Office/commercial space and/or hotel/residential would be awesome.

Looks like another 200+ metre proposal for Toronto

As can be seen from the video on the project page, this tower was originally presented as being 28 storeys (excluding the mechanical roof), but the more recent renderings posted above indicate a 44 storey tower (plus a mechanical roof of roughly 4 or 5 storeys) resulting in a tower that should come in above 200 metres. Word is that Oxford is shopping for tenants. |

Much better now. The increased height really accentuates its sharp angles and dramatic figure. At (potentially) over 200 m, this sleek design should have quite a defining statement on the skyline.

Great stuff, thanks Ramko. I've gotta say this is a much better project with the increased size, only issue is it will likely take longer to come to fruition in this form.
My guess is that Oxford is actively looking at both schemes and will build to suit based off the size of anchor tenant and their perception of the medium and smaller sized tenant markets at the time of the anchor deal execution. |

Nice to see something other than a box. This looks like a taller version of something you might see in Vacnouver, and should add a much appreciated modern feel to the view.
