NEW YORK | 35 XV (31 West 15th St.) | 355 FT | 25 Floors

From last week-ish, didn't see anything posted here yet!

I do believe this is unusually tall for the area, correct me if I'm wrong... either way, nice filler.

NIMBYs make me laugh. I want to be a developer and construct a 1,000-foot International Strip Club in Upper West Side.

babybackribs2314 Jul 5, 2011 7:02 AM

passed by this tonight; the existing building is covered in black netting and going down! :)

What a waste. The previous building was really nice.

This project is well underway. There is now a crane on site and it looks like the foundation is poured. Unfortunately it replaced an ornate prewar building - a shame because there are some real ugly buildings just a block away on Sixth Avenue.

Oh well... on the brighter side, it should be interesting to see rise. I would love to see an actual rendering. Here is a zoning diagram:

Moving rather slowly on this tower. Just a floor per month?

I'd love to see an actual rendering of this building... the DOB massing diagram was intriguing.

babybackribs2314 Mar 13, 2013 5:42 PM

Latest update. You can't see it from the street (well barely), but the tower part that is set waaay back is two floors up from the base. Should be visible within a month or so.

Renderings of the condo portion of this building have finally been revealed. Looks very nice for a filler.

Finally a rendering. Thanks for posting "easy as pie" and "jackster99". I absolutely love it! Can't wait to see the angled upper section getting built.

Reminiscent of that other glass carbuncle 25 Cooper Square.

Why is this *beautiful* thing not at least 200' higher?

Yeah, yeah, yeah...height restrictions yadda yadda....... ;)

In all seriousness, I can appreciate that it'll at least have *some* prominence for where it is; but the developers maybe should've shown a *little* more backbone.

IMO, this would've been an architectural centerpiece for downtown BKN...but even then, a bit more verticality would've been a good thing.

Overall, 9 out of 10. Care to guess why the one point deduction?? ;)

mrnyc Mar 18, 2013 9:40 PM

so thats what it will be. niiiccce. not generic. the base is pretty cool and the setback tower will keep the nimby neighbors pacified.

I think that we will continue to see 300+ish buildings pop up throughout much of the space between City Hall and the Flatiron District. The effect will be cool, especially if the designs continue to be as good as they have.

Looks great!
