Yeah. The tower was lowered and given a new design.

The originally design was shot down because of

A. The height exceeded the 300 foot height limit for the area

B. The old design exceeded the density for the area with more than 300 apartments and Hotel rooms as well

C. There was no parking in the original design.

Height limit? Didn't know they had one there. Anyway, this is an awesome building. Glad that it's going up!

Yes. Unfortunately WSW has a height limit in certain areas. I'm sure it can be ignored by the Planning Commission but for some reason NIMBYs were having a hissy fit over this specific lot.

What about the New zoning with increased FAR - I thought this was in one of the new zones?

http://www.phila.gov/Map?#id=757bbd2...84a1e88ca681c9

Based on the above map this would appear to be CMX-5 with a FAR of like 20 or something - that would probably mean zoned for up to like 600-700 (maybe even more) based on Walnut street I would think

Looks like this is getting interminably delayed: http://www.phila.gov/data/Pages/defa...eals&eid=18942

Who is trying to stop this thing?

:hell:

How is this possible? It fits zoning regulations completely.

The design is gorgeous and it is completely unobtrusive. This city is so stupid sometimes

Awesome

Let's hope this goes up. There should be nothing else delaying this. Would love to see this eye-sore of a surface lot filled with a gorgeous new tower.

Hope u r right. But this is a big project for a company whose biggest prior development seems to be Milk Boy. At least they should be able to flip a fully entitled proposal to a bigger company in a worst case scenario.

Anybody have any idea what kind of rental rates would be likely for a building like this in this area?

Probably typical for a new construction highrise in Center City. At least $1250 a month for a one bedroom.

The writer seemed so gung-ho. Then he drops this liitle nugget at the end..... tic tic tic..... Have a feeling its going to be a long while before that financing and contract signings happen.

Its the projects you dont hear about and stay under the radar that usually happen. Id be shocked if this thing ever sees the light of day. First proposed in 2007? Ok

so the tower can legally start construction whenever they have all the financing and contracts signed
