bit more info on this one, time to post over here.

Another Elenberg Fraser creation. Located on the corner of Queen and Bourke Streets, its one of the highest points in the CBD West End (about 20-25m above sea level), it's a combo office and residential - office component looks to be just enough to replace the 1960s office thats going to be removed.

Developer is CEL Australia Pty Ltd - a subsidiary of Chip Eng Seng Corporation Ltd (Singapore). No doubt a lot of it will be sold to Singaporean/Malaysian investors.

Elenberg Fraser were two RMIT archi students who banded together whilst still completing their degrees and are going from strength to strength.

Great stuff.

I like the size of the blocks in downtown Melbourne, they're big and fit lots of buildings.

Ya! I noticed that also. Yhose blocks in Melbourne are huge!

they're actually split in half - from south to north:

Flinders St - [Flinders Lane] - Collins St - [Little Collins St] - Bourke St - [Little Bourke St] - Lonsdale St - [Little Lonsdale St] - La Trobe St.

from west to east the major blocks are split up by the myriad of lanes that have existed (and many changed since then) since the original settlement in 1835.

in this photo you can see Little Collins St at the base of the old ANZ HQ (brown building on Queen St), and you can [just] see McKillop St (the red coloured site then there's one building abutting the site then the laneway entry) which is one of the heavily pedestrianised lanes in the west end just coming off Bourke St

But yes a relatively major contrast to many north american cities where skyscrapers can form one city block (or only 2-3 buildings on one block) - prime example Chicago etc.

You should see Seattle, their blocks are much smaller. Chicago has a lot of blocks with 2-3 30-40-50 story buildings on them. I noticed about Melbourne no large office developement in the CBD currently proposed or recently built.

nope, Docklands has taken the lions share of commercial development - companies can take huge "groundscrapers" all to themselves.

Blocks will never be consolidated on a grand scale in the CBD (nor should they) - there's a few office "tower" proposals but there's not been much movement on getting tenancy deals - Docklands is too competitive.

tayser: Over on SSP they've got quite an arguement about Melborne's economy! Is it good or bad? It's interresting to hear the comments.... Pro and Con.

Hard to believe the notion that Melbourne has a bad economy.

I was thinking the same thing.

What a core! Good city. I'd love to visit Australia and hit the major cities but the thought of the 200 hour long plane ride makes my stomach queesy. I'm not saying Oceana is far but I'm waiting for our NASA probe to return from Australia with landing co-ordinates and a soil sample, which actually takes 1 month longer than sending a rover to Mars and back.

The DT area is actually several areas. Not too many office high-rises though because the central area is so spread out...... I see Australia is tied with Canada for 5th place in the "Economic Freedom" index! Goog news for both countries.

Wow, great renders. Here in Toronto these types of designs are basically unheard of for new towers going up (and we have the greatest number of highrises u/c and proposed in north america) so it is kinda sad for us. Our towers are mostly boxes with some sort of play on the balconies. Also, the fact that this is only 200m (which isn't incredibly tall), and yet has such a great design is amazing. Hope the developers here learn something from you guys :)

This has been approved by the Victorian Planning Minister.

re: reports of offshore sales, this one is looking somewhat promising for go-ahead soon.
