Ottawa Central

Ottawa Train Yards - Industrial & Trainyards - Now Open

"Power Centre" shopping is coming to the centre of the City of Ottawa with the planned development of 520,000 square feet of retail stores and resturants. The retail site comprises 50 acres and the preliminary site plan is shown below.

This site is located at the intersection of Highway 416 and Highway 43. 45 acres of the site is available for development, 43 acres of the site is being developed into the new retail centre "Kemptville Colonnade," now leasing for Fall 2008.

The community of Kemptville is located approximately 30 minutes south of Ottawa. It is the largest community along Highway 416 between Ottawa and Highway 401.

Isn't SmartCentres also doing Baseline at Clyde? Funny you go to their website and click on Nepean and it takes you to Napanee! That's like confusing Alanis Morrisette with Avril Lavigne :)

Harls...I believe that you are right regarding the inflated QC population #'s....market analysts have a way with accentuating the positive and always inferring that the market will keep on growing etc. and that there will be no population/spending habit contraction in the marketplace.

yes, they are. They bought the old Laurentian HS site, but if Councillor Chiarelli has his way they won't even be allowed to file a rezoning or site plan application.

The Kanata ones are hard to keep track of, there are so many applications and a lot of OMB hearings too. The Fernbank CDP has a list of some applications' (not just retail) status as of Jan 07 (pp 10-15)

Colonnade in Kemptville is approved but the municipality, there was a pre-hearing meeting for the OMB, not sure what happened after that

Kennevale Centre in Barrhaven went to the OMB (to amend to OP I think) but council rejected rezoning it in September ... here's the planning committee minutes

I see another OMB hearing on that one. City Council in Ottawa tend to want to continue a fight when they don't agree with an OMB decision when subsequent applications come forward on a site that City Council lost on in the past.

The Smartcentre in Gatineau is U/C and slated to open early next year. Last time I went past there the Wal-Mart building was up and the parking lot lights were being installed, and that was weeks ago.

Maybe they are adding the population of Eastern Ont to their rather optimistic figures?

cool thread, too bad these are all such disgusting projects. it seems ottawa gets more suburban and spread out every year.
the train yards could have been a place to build a whole new community on a grid system. what a waste. and innes road is one of the ugliest streets ive ever seen. what ever happened to the policies from smart growth 2020 the city came up with back in 2000?

In order to arrive at a Quebec market of 12 million people for any Gatineau power centre they’d have to include everyone in the entire province from Rouyn-Noranda to Sept-Îles and beyond (some 1500 km or more across), and the population of Eastern Ontario from Ottawa all the way down to Oshawa approximately.

This Web site has been completely out of sync for some time, as evidenced by the fact that they show a hypothetical Brick store going in there when it’s highly unlikely since this chain just opened a brand-new store about 1 km away on Maloney (Galeries Gatineau) last year.

Got a Dumbcentre about 1km from my home in London. Horrid place, I tells ye. Includes Canada's first mega-Walfart. Walfart is an especially appropriate label, on account of the next-door dairy farm, and consequent cow dung. Across the street is one of Canada's few Sam's-Clubs. Actually, despite the proximity, I do not shop there that often.

Yeah, we have one in Cambridge too. It's usually pretty dead there and hasn't really stolen any business from the Costco in South Kitchener at all.

Do you have the addresses for the OMB referrals?....wasn't the train lands development planned to be innovative etc, and not just generic big box development with the requisite parasitic retail?

The Trainlands Concept

As part of the Official Plan Amendment, City Council approved policies to guide the development of the entire site. A goal of these policies was to realize an overall development that had a significant focus on public transit and other non-vehicular means of transportation and that would exhibit a high quality of urban design, for both buildings and outdoor public areas. This high quality design would help tie the entire site together in aesthetic appeal and function


I forget what happened in the end, but I remember the City and the developer / Wal-Mart had a lot of issues at the time with the originally proposed site plan (in the linked report they recommend refusal)

Thanks for the links, but I don't think that those links relate to the Train lands area. Kennevale Drive is on the west edge of Barrhaven.
