Oy, can we please stay on topic?

The facade of the retail base at Oceanwide Plaza is what appears to be a smooth white plaster finish. I’m hoping that we’ll end up seeing some sort of stone veneer finish as shown in the renderings.

I’m also disappointed that there’s a little gap between Perla and the neighboring Judson Building, disrupting the streetwall. Why is LA so averse to wall-to-wall density? Is it a byproduct of the city’s outdated zoning codes?

Omg walls don’t have to be necessarily touching. Being as close as it is, is fine. Some of these standards of what is urban that was done a hundred years ago is outdated. I’m disappointed that we still have people in LA that can not understand this and be progressive. Just IMO.

Only the original building. The black modern peirrera building is allowed to be demolished as it should be.

Nevermind what i said. Hopefully the city council isnt too oblivious, but they tend to give in to vocal special interest groups among the public.

The base of Oceanside looks temporary, like it will be clad in some other material. I think that the stone finish in the renderings will be laid on top of the base.

Anyone following food media knows that LA is widely considered to have the best food scene in the country at this moment, but what’s amazing is the concentration that’s happening in Arts District that might be unparalleled. Here’s a breakdown of the amazing explosion happening in the Arts District food scene there that began with Church & State from 2008. A lot of the country and world's bests chefs are locating just walking distance of each other. There’s probably not a more hyped-up chef magnet neighborhood in the country right now:


Jessica Largey the chef de cuisine of Manresa; Simone
Enrique Olvera, his restaurant is #20 on World's 50 Best list; not yet named project
Renown pastry chef, Lincoln Carson; not yet named project
Ori Menashe of neighboring Bestia; Bavel (Phil Rosenthal thinks it’s the best new restaurant in the country, Jonathan Gold raves)
Mei Lin, top chef; Nightshade
Chad Robertson (bread God of Tartine), Chris Bianco (considered greatest pizza maker in the country), and our own Nancy Silverton; Tartine Manufactory project collaboration

Then you have Rossoblu, Bestia, Pizzanista, Officine Brera, Manuela, Inko Nito, Hayato and so much more that are best in class. And of course, Smorgasburg.

very counterintuitive considering what that part of dtla has been notorious for for a long time....industrial & gritty, very much the opposite of the westside where such businesses & entrepreneurs have traditionally migrated to.

this other trend was counterintuitive too not all that long time ago, much less over 20 to 30 yrs ago, since almost no one would have predicted it....

The analysis, by RENTCafe.com, found that Los Angeles has the top-two neighborhoods in the country in terms of increasing numbers of millennials. The 90014 and 90013 ZIP codes topped the list of more than 3,000 ZIP codes in the 250 largest cities.

Downtown Los Angeles’ 90014 is both the most gentrified ZIP code in the nation, as well as the “next millennial hotspot,” the study found. It saw a 91 percent increase in its share of millennials – the highest growth rate in the country. The Downtown ZIP that includes the blighted Skid Row — 90013 — ranked second, with a 60 percent increase.


millennials will be needed to keep events like this from ending up a 'huh, lol?'

Metropolis Tower 1 has now over 75% Occupancy, 95% of the large 2-bed units are owner-occupied.
By the way, the amenities deck of Tower 1 is exclusive to its residences (308 units), unlike T2 and T3 which share the amenities deck among over 1200 units, 4 times the number of residences in Tower 1.

The Chueire Group is still trying to sell me a unit. The last one was a 2 Bed + Den + 2.5 Bath | 1720 sq. ft. and priced to sell at $2,228,888.00 ($60k Price Reduction), the only unit with 100% unobstructed views of West and South West.

That's $1300 per sq. ft. and they claim that some compatible high floor 2-bed units in Tower 2 have recently sold for north of $1600 per sq. ft..

That's not too bad. ;)

At popular new supermarkets in Seoul, customers can do more than order a prime cut of meat, trimmed to their wishes. They can sit down at a small eatery in the meat department and order a grilled meal, or dine on tempura and sushi where fresh seafood is sold.

Mixtures of groceries and casual dining are sprouting in upscale markets all over, and Angelenos will get to see a South Korean version of one after that nation’s largest retailer launches its first U.S. outpost in downtown Los Angeles.

PK Market, which also sells prepared foods to go, is expected to be a competitor for Whole Foods Market and other high-end grocers in the region.

The South Korean grocer has leased the first three floors of the former Ville de Paris store at 7th and Olive streets, which was the height of fashion when it opened in 1917 but was last used for jewelry-making and sales.

PK Market is a new concept for the company. So far there are only two stores in Seoul, with a third on the way. Some large signs in the stores are in English because PK Market is targeted to young internationally minded consumers in South Korea who often speak English, a spokesman said.

PK Market may have a food hall on one floor and a grocery mart on another, or mix the two together in equal parts the way it does in South Korea, Stern said. Its third floor will contain company offices.

The Southern California grocery business is highly competitive, he said, but there are many desirable store locations available to PK Market there and elsewhere in the country as retailers with large footprints such as Kmart, Sears and Sports Authority close branches.

New York retail analyst Burt Flickinger expects PK Market to challenge Whole Foods despite the chain’s acquisition last year by Amazon.com Inc. for nearly $14 billion

PK Market considered renting a former Fred Segal store in Santa Monica and other Westside locations before settling on downtown, said real estate broker Mike Condon Jr. of Cushman & Wakefield, who represents 7th & Olive landlord Atlas Capital.

A development boom in recent years has lifted the once-forlorn blocks around 7th & Olive. Hundreds of apartments have been built there, including the new high-rise Atelier on Olive Street where monthly rent for a two-bedroom unit can top $10,000.

A $250-million makeover has transformed the nearby Bloc shopping, hotel and office complex. Vacant 1920s office buildings were turned into hotels including the NoMad, a 12-story deluxe inn on 7th Street that was once the L.A. headquarters of Bank of America founder A.P. Giannini.

Another former 1920s office building on 7th Street houses loft apartments and Bottega Louie, one of the highest-grossing restaurants in the region.

PK Market could stir a battle among the region’s big supermarkets, Flickinger said.

“It’s going to be a slugfest,” he said, “where the winners are Southern California shoppers.”
